I heard leafz's car park is also priced at RM35k per bay. Honestly I hate in tandem parking but RM35K cash is too pricey for me .

Oh, try using Speedrent app to check out the rental rates around that area, you can download it from google playstore or iOS. It's a home rental classified mobile app for landlords to deal with tenants directly.

Will share more of my experience when i receive the keys to my unit

Gotten my unit today. Lots of the common facilities furnishing are not quite ready for detailed viewing yet - for example they gym equipment still not properly arranged, furnitures at the common areas still wrapped in plastic bag, the mirrors in the gym room still uninstalled. But anyway . let me share with you my observations today . Spotted some defects but hasnt got time to go to details. Here's some rough pointers

1) Agreed that they provide good handover service . The tour took close to 2 hours.

2) I can live with the 6 ft corridor it's actually OK. You really dont have to walk sideways to avoid incoming traffics.

3) Yay to the free internet !! But there's a catch - to use the free 1 year fiber services, we have to pay 500 deposit . Dont remember having to pay any deposit to Maxis or Unifi Fiber service besides installation.

4) The Eco kitchen is one of my favourite facilities . It's HUGE, high ceiling and spacey and tastefully designed. But the painful drawback is, it is not air-conditioned ( only ceiling fans) . According to them the name speaks it all : E-C-O kitchen, hence the natural air in this common room will supplement the green concept of this building. . But to me it's eco to exsim ( save $) only not to home buyers . It's a quite a waste coz the kitchen was nicely done..

5)They told me they will charge RM50 non-refundable service fee for home mover activity besides the refundable deposit. RM50 is not a one time charge , it's recurring charge should you again have needs to move stuff using the lift.. or, just dont take your deposit back so soon ...LOL

I feel short changed on my 1254 sq ft ..

The kuchai lama show room which they claimed to be the actual size of what i will today get does not seem so... My actual unit in TAz seems so much smaller compared to what i saw at their show room.

I mean RM50 service charge everytime u have lorry masuk the building to fix stuff or drop off big items ,unless u keep your deposit with them. I dont know whats that service charge for. Is it GST? or just to open the gate barrier for us...They cant explain the 'service charge' yet....but will get back to me. Well, i just want to know what service do i get in return for stuff i paid

I have voice out my concern to their sales guy, he told me i could hire juru ukur to come and measure for a peace of mind.

I used to own a 3BR 1259sqft in PJ, trust me it was way bigger than this - which could fit in 2 king sized beds for 2BR with 6 doors built-in wardrobe for each room + 6 seaters square dining and still have space for loose furnitures and with a bigger kitchen than this. However I do understand it is due to different floor plan yadda yadda.

Anyway, If you have seen the 1254sqft show room in kuchai lama comparing to the actual 1254sqft unit in BJ now, you will noticed that the actual unit lost one kitchen cabinet , even though they insist that showroom size = actual unit size . I have escalated my case to the project team.

It's a waste that your 1170sqft did not have showroom hence you cant really compare.

This is part of the reasons- Balcony is huge

Showroom's balcony and actual unit's balcony same size. No doubt about that.
The balcony enhances their exterior architecture- have to maintain right...

It's the interior impression that i felt has shrunk .
