There are buyers for 1170 sqft unit for 1mln.. But still not a good number after min using out tax,lawyers fees, interests paid.

If the purchase price is RM 750000 , now 1 million got RM 250,000 margin.

We deduct following cost.

Interest for 3 years to bank RM 31,500.
Agent Fees RM 30,000
Lawyer fees RM 10,000
RPGT 30% RM 210,000 x 30% = RM 63,000 (but if not claim before still can waive for this whole life only 1 time)

The most expensive to deduct is RPGT, if that part can be waive still a good profit margin.

Just roughly actual legal fees for 1m should be RM 7500.
Based on
RM 150,000 x 1% = RM RM1500
RM 850,000 x 0.7% = RM 5950

Sorry some correction. Twin Arkz is on Commercial land , but is under HDA. Yes the water and electric slightly expensive.
