Oh I see. Really confirmed under TLS development? Then TLS should not be stupid to launch another condo to block current buyers' forest view right? tongue.gif

Yup under TLS developer but I would like to affirm this information is from TLS internal official news.

Yup I hope so if this developer have a moral, they wont build another building to blocking IR, I got one new information in-front of IR sales gallery, there will have a 1-2 block of shop lot link to the current sales gallery office.

i saw there are many africans around taman koperasi cuepecs, next to sg sekamat.it's quite closed to this area as well.scared they might choose this area as their new neighbourhood.as we know, most of them aren't coming for studying but they come for other purposes. feel a bit worried as my gf has bought a unit in ameera

Interesting.
1. What is your expecting rental @ Ivory? What is the average African currently paying?
2. Who is the target market? How many expats in Kajang/Semenyih/Balakong/Bangi/Cheras area? Normally expats with housing allowance stay as close to KL as possible.
3. Own stay should be fine.
4. Look at Pearl condo, how is rental market there?

Interesting too..
1. RM1500.. African definitely paying more than tis, but isnt that they tend to stay at area close to amenities?
2. most probably local kajang ppl..not expect too many expat...middle east master student or lecturer?
3. agree
4. RM1200 for fully furnish currently

Personally I think renting to African is high risk high reward play, just depends on your risk appetite. I remember someone posted in LYN forum that his friend rented the unit to African, but they used it for illegal purpose. End up the unit being freezed, until the case settle, and the owner has to frequently testify at court that he is not same gang with them.

2. most probably local kajang ppl..not expect too many expat...middle east master student or lecturer?
Agree with you. But quite difficult for local Kajang people to rent at RM1.5k, isn't it? Maybe rental demand would be higher when MRT is up.

3. agree

This is quite low, but this is Kajang price i think.

1. Tats why i rather keep it, bleed and wait for right tenant. Rather than go to those high risk tenant. Not to mention the depreciation of the prop if too many PH staying there, not worth
