Agree! For own stay, no matter how hefty the paper gain is, it is very difficult to realize it. As you may not get another decent house at that price. biggrin.gif

1. What is your expecting rental @ Ivory? What is the average African currently paying?
2. Who is the target market? How many expats in Kajang/Semenyih/Balakong/Bangi/Cheras area? Normally expats with housing allowance stay as close to KL as possible.
3. Own stay should be fine.
4. Look at Pearl condo, how is rental market there?

Personally I think renting to African is high risk high reward play, just depends on your risk appetite.
