QUOTE(twincharger07 @ Mar 17 2013, 03:04 AM) same feeling.. just Pangeae itself more than 500 units per block, 90% studio.. with 4 blocks of service apartment, thats close to 2000 units.. Can compile a list of highrise? For idea on how much population to achieve?and we have Dpulse, Garden Plaza, The Place, Domain, Skypark, Hyve, Vita Soho.. etc etc conventional bigger units Shaftbury, Arc (over thousand units), Serin Resicency, V residence, Mutiara Ville Existing: thousands of Cyberia condos.. as i passed by Cyberia today after visiting Pangeae, a lot of sale/rent banners around cyberia Other development competing for Cyberjaya population: 3 element, Zeva, Paragon3, O2? Who is renting this studio? young working adults? young executives working in IT field in cyberjaya dont receive big pay cheques.. even with earning 5k permonth, renting for RM1500 permonth is already pretty tough for them... So if owners are aiming for senior exec, likely they are married with family and kids, they prefer bigger build up or landed.. Next owners might aim for expats, how many expats we have in Cyber? my expat colleagues (who work in Cyber) brought his family along and they rather stay in MK.. so you might aim for expats with tight budget.. Next is student market.. IMHO, mostly international students will have those kind of $$.. how many local students can afford? Being an MMU student before, I can say we are still depending on PTPTN and most of our parents are not rich... maybe LKW students from rich family (I dont know la).. And guess for Cyberjaya student population, majority are from which country, UK? Japan? Korea? US? or Germany? you know what sort of tenant you might be getting.. some might say I am "racist", but hey i have enough of them around.. |

QUOTE(xyyap @ Mar 17 2013, 03:53 PM) TQVM!!! I have compiled & posted one list before. I like your thoughts.. we are still very much domestic demand driven.. I will survey on your listing, will add into my compile list. The most important key for Cyberjaya? Population, Population, Population... LOCAL Population... Props in Cyber seems aiming rich foreign students and expats, expecting RM1.4k or RM1.5k rental for studios and SOHOs.. although there are rich locals, but majority of workforce in Cyber are working class working as IT exec.. MNC invested their IT hub in msia because we are so-called "cost effective" which means most dont get super high pay .. why MNC downsizing other countries and invest more in Msia? because our workforces are chxxp .. IMHO, many working class still prefer other suburbs like SK, Puchong because the standard of living particularly food is much cheaper.. Cyberjaya food is very expensive, one of the reason is to cover the high rental especially those newly completed shoplots.. For working class who are busy working around the clock, there isnt time to do home cooking and most of the time just eat out.. This post has been edited by twincharger07: Mar 17 2013, 04:12 PM |

I know many couple earning average about RM 20k, yet they still renting a house. Not because they cannot afford, but because they do not believe the price increase. If it is just couple, simple eat out make sense. Once u have kids, different story. We experienced this. Staying near to the working place or fluent highway traffic, definitely save u a lot of good family time. U from IT too? & Yes nowadays people with > 10 years experience, many drawing > RM 10k per month. When convert this into S$ 4k or US$ 3.3k, it is still cheap to MNC. I wish to see more local family moving to Cyberjaya. Welcome to live @ Cyberjaya! |
