If we don't sell our brio unit today, how much appreciation can we expect in 1 years time? I am talking about the 1138 sq ft unit

I look at Solaris dutamas now with regret.
Some agent offer rm510k for 1007sq feet, slam the phone straight away

unit got defects
Door need to be changed

If property markets go steady, this condo is gem... I would look at 550psf to 600psf no problem....
Ask yourself a question, if you sell, what you can do with the earning? I still find it very hard to get nice condo. Nice location all expensive. Old condo, you tak sampai hati wanna buy... Sigh...

Yes, i quite like SW especially the water and integrated development concept and agree that its a gem. But now thinking of my daughter's education. She is now doing A levels and will go to university next year. Quite sayang to let go actually.

My regret is that I did not book 2 units last time. Then can keep 1 unit and let go 1 unit.

Then go for sub sale unit la, still margin to go if dun expect high return. But nowadays, property dun really give high return once the boat passed.

These 2 products hv many similarities, can't you identify it? We normally use a few criterials to judge whether 2 or more products can be put together as comparison
1. Locality - distance to nearest LCG / CBD
2. Distance in between 2 product
3. Land tenure - f/h or l/h
4. Product Type - Strata (condo, service apt, townhouse) , landed (link, Superlink, Semi-D, detached)
5. Concept (G&G, F+G, club house, etc)
6. Product feature
7. Product age - launched date

IMO, anything matches 5 criterial can be taken as comparison
Just for your reference, same league examples
1) Kota Kemuning, Alam Impian, Bukit Rimau
2) Bdr Kinrara, Puchong Jaya, Bdr Puteri

The concept is different.
Setia Walk is for live/learn/work/play whereas The Zest is only for live
