In terms of BU space, it is quite similar to the 2S SMD, but 400K cheaper.

Well, what are you all talks is taking lowest entry for 3S SL to compare (vs) most premium 2DSL rm698k..

Do you all thk of abt lowest 2 DSL entry price to vs lowest 3S SL and see what is the different and not to mention d location and direction facing also pay a cost...

Because when I went to the sales gallery, the 2SL boh liao, only left the cheapest 3SL at 798K b4 30K rebate.
Even If it is 150k difference, still worth it, IMO

yeah...depend...the rm798k (before rm30k) should be facing to west north which most of d typical chinese dont really likes...hence the price has revised and adjusted slightly cheapee compare to rm818k and etc...

its all depend what is your preference..

north-west facing is ok one loo. many chinese are still buying. when come to subsale, these premium is nothing worth tongue.gif

1st hand subsales (before any move in), perhaps it is more easier for selling for one believe in fengshui..

after 5-10 years subsales then different stories..

Anyway,for ownstay buy at your preference...for flip and resell, buy common guideline and etc..

Anyway my opinion is based on the minimum price of both type, ie 2S SL @ RM648k vs 3S SL @ RM798.
I also concur that typical Chinese won't prefer north-west if given a choice. However a young Chinese couple just did the opposite when i'm in the sales gallery 2 weeks ago. They choose north-west instead of south-east when there are plenty of units available. Perhaps they are into romantic sunset thingy biggrin.gif

Hi boss, yes, that why i said for this project, facing direction and row, location is paying different premium..like direct facing to templer or beside TNB or facing North-West and etc..

Definitaley it is worth these premium when come to subsales...

dear all,

drop by in morning before heading to work...i think there is some 3s sl still available and not much of take up rate for the semi-d, guess rawang over 1 mil tends to hesitate.

here you go...as they do not have any hard copy of layout plan and i took some of the pictures and the available chart and i just found out there is a low cost apartment right at opposite the semi-ds development. =(

Wah, they allowed u to take pic? visited twice they have more staffs than customers, so they have enough man power to stop visitors from taking photo shots.

2S SMD, priced from 1.25mil, too ambitious. Their Anggun 2 transacted fro around RM1mil, Corus 68 at Mah Sing similar product and BU, 900K net, so quite tough...

My choice unit 2S semi-D is still available. Hehe
However will not proceed as I find the price it's on the high side.
