Oh wow! A RM50k for the Semi-D from the indicated min price from the brochure?
Can they be so generous?

Heard from a friend who just drop by, only left about 20++ units 2S & 3S remaining

I think it's RM918k for the 2S Link with big land, not RM718k.

Any reason why only 2 units Semi-D with this price. When I look at the layout, I can't really find 2 units which are particularly more inferior in term of location or land size.

Yes quite big but not as big as those large 3 storey superlink in Emerald Gardens which is ~4,200sf.

Basically it says due to the delay in this RM58mil 1.6km flyover projects which started on July 2010 & are supposed to be completed on Feb 2013, this has caused the Rawang toll area to be sibeh jam esp during rush hours. Due to that Ali, Ah Kau & Muthu all stress out and suffered, not only for jam but also the bad road condition. The project extended completion date is predicted to be December this year.

The contractor say their electric cable was stolen, so delay lor. Typical Malaysia Endless Possibilities bedtime story..

Agree that today is not a BBB day.
IMO the 3 storey superlink is the best buy among the 4 type of homes offered in A3, in term of size, layout & value for money.

Anyway my opinion is based on the minimum price of both type, ie 2S SL @ RM648k vs 3S SL @ RM798.
I also concur that typical Chinese won't prefer north-west if given a choice. However a young Chinese couple just did the opposite when i'm in the sales gallery 2 weeks ago. They choose north-west instead of south-east when there are plenty of units available. Perhaps they are into romantic sunset thingy

My choice unit 2S semi-D is still available. Hehe
However will not proceed as I find the price it's on the high side.

At the current price of RM1.25 & above, how much can one sell upon VP? RM1.4mil?

IMO, the Semi-D are meant for own stay buyers who are willing to pay a premium for its location & club house, not so much for investors.

This is the photo I took a couple of weeks ago.
I noticed there is a natural lake at the back of the site.
Could this be the source of water for the future Anggun 3 lake?

While I was there, a number of foreign workers trying to catch fishes in a dry up pond near to the piles.
Judging from their enthusiasm, there must be quite a lot of fishes trapped inside.

It's a small hill. The 3 storey terrace house (Bayu Lagenda) is located on the right side of the site plan.
