Actually the model for SemiD already show in the sales office, layout....build up....
I guess the SemiD cheapest price will start from RM 1.0388mil (after rebate)

Yes quite big but not as big as those large 3 storey superlink in Emerald Gardens which is ~4,200sf.

Basically it says due to the delay in this RM58mil 1.6km flyover projects which started on July 2010 & are supposed to be completed on Feb 2013, this has caused the Rawang toll area to be sibeh jam esp during rush hours. Due to that Ali, Ah Kau & Muthu all stress out and suffered, not only for jam but also the bad road condition. The project extended completion date is predicted to be December this year.

The contractor say their electric cable was stolen, so delay lor. Typical Malaysia Endless Possibilities bedtime story.. rclxub.gif

Anyway my opinion is based on the minimum price of both type, ie 2S SL @ RM648k vs 3S SL @ RM798.
I also concur that typical Chinese won't prefer north-west if given a choice. However a young Chinese couple just did the opposite when i'm in the sales gallery 2 weeks ago. They choose north-west instead of south-east when there are plenty of units available. Perhaps they are into romantic sunset thingy biggrin.gif

Yes, if not at least 50-60% sold.
At the current price of RM1.25 & above, how much can one sell upon VP? RM1.4mil?

IMO, the Semi-D are meant for own stay buyers who are willing to pay a premium for its location & club house, not so much for investors.

Let's put politic aside.
This is the photo I took a couple of weeks ago.
I noticed there is a natural lake at the back of the site.
Could this be the source of water for the future Anggun 3 lake?

While I was there, a number of foreign workers trying to catch fishes in a dry up pond near to the piles.
Judging from their enthusiasm, there must be quite a lot of fishes trapped inside.

It's a small hill. The 3 storey terrace house (Bayu Lagenda) is located on the right side of the site plan.
