QUOTE(37 Exposures @ Oct 12 2013, 12:37 AM) Same as what they had done last week.. Oh wow! A RM50k for the Semi-D from the indicated min price from the brochure? When people call, SA said dunno, no info on the phone..when people go on morning, many units gone Maybe the chance only for the "hard working bird" Actually the model for SemiD already show in the sales office, layout....build up.... I guess the SemiD cheapest price will start from RM 1.0388mil (after rebate) And here is the price I quote last year, quite close.. Can they be so generous? Heard from a friend who just drop by, only left about 20++ units 2S & 3S remaining |

QUOTE(cheahcw2003 @ Oct 12 2013, 02:54 PM) I was told by the appointed agent that there are only 2 units of Semi D selling at 1.088mil, the rest would be priced from RM1.2m, so don't be excited for now. Any reason why only 2 units Semi-D with this price. When I look at the layout, I can't really find 2 units which are particularly more inferior in term of location or land size. Most probably the 2 cheapest units sapu by internal. |

QUOTE(cheahcw2003 @ Oct 12 2013, 03:35 PM) Apparently developer want to grasp higher profit. Got it, it's all about profitability $$$!Agents are commission based, the higher the SPA amount, the better for them. As long as they sell in between the min and max price approved by land office will do. Like that sell both kidneys also not enough for Semi-D lor! LOL! |

QUOTE(lutlut @ Oct 18 2013, 09:39 PM) Basically it says due to the delay in this RM58mil 1.6km flyover projects which started on July 2010 & are supposed to be completed on Feb 2013, this has caused the Rawang toll area to be sibeh jam esp during rush hours. Due to that Ali, Ah Kau & Muthu all stress out and suffered, not only for jam but also the bad road condition. The project extended completion date is predicted to be December this year. The contractor say their electric cable was stolen, so delay lor. Typical Malaysia Endless Possibilities bedtime story.. QUOTE(cheahcw2003 @ Oct 19 2013, 05:27 PM) I believe some are just sticker game. Especially the 2 rows of Semi D near to the lake are not open for sales, but they are stickered. These units are priced at 1.4m even it is just 2s SMD. Agree that today is not a BBB day. It is not BBB today when I visited at noon. Bankers and staffs are far more than the customers. IMO the 3 storey superlink is the best buy among the 4 type of homes offered in A3, in term of size, layout & value for money. |

QUOTE(cutealex @ Oct 19 2013, 07:17 PM) Well, what are you all talks is taking lowest entry for 3S SL to compare (vs) most premium 2DSL rm698k.. Anyway my opinion is based on the minimum price of both type, ie 2S SL @ RM648k vs 3S SL @ RM798.Do you all thk of abt lowest 2 DSL entry price to vs lowest 3S SL and see what is the different and not to mention d location and direction facing also pay a cost... above just my 2cents...cheers.. I also concur that typical Chinese won't prefer north-west if given a choice. However a young Chinese couple just did the opposite when i'm in the sales gallery 2 weeks ago. They choose north-west instead of south-east when there are plenty of units available. Perhaps they are into romantic sunset thingy This post has been edited by masbruno: Oct 19 2013, 10:37 PM |

QUOTE(cheahcw2003 @ Oct 20 2013, 09:10 PM) IMO, if they keep their promise to sell at RM1.088 mil as what they have advertised (as per AP). I believe all 2s SMD should be sold out by now. Yes, if not at least 50-60% sold.At the current price of RM1.25 & above, how much can one sell upon VP? RM1.4mil? IMO, the Semi-D are meant for own stay buyers who are willing to pay a premium for its location & club house, not so much for investors. |

Let's put politic aside.
This is the photo I took a couple of weeks ago. I noticed there is a natural lake at the back of the site. Could this be the source of water for the future Anggun 3 lake? While I was there, a number of foreign workers trying to catch fishes in a dry up pond near to the piles. Judging from their enthusiasm, there must be quite a lot of fishes trapped inside. View of Anggun 3 site Natural lake, in close up I wonder what is their catch of the day.. This post has been edited by masbruno: Nov 10 2013, 01:16 AM |

QUOTE(Divana @ Nov 9 2013, 10:25 AM) Even I'm AG buyer but during peak hour if you come back Rawang from Kepong or Selayang, Mah Sing location better because can skip the traffic around Tesco Lan Jie there by using LATAR Highway. Besides LATAR, from Mah Sing can use the road before the orchid farm, all the way to Kundang Interchange then back to PLUS Highway. You can also use LATAR to Anggun ler.. |
