IMO, the main contractor is the best company appointed by INP so far, he will deliver. The architect for Pentas 1 has high expectation, they expect work quality according to bungalow guildlines, that's why need extra time for construction.
Same projects handled by this contractor are Desiran, Sentosa and Emerald Bdr Kinrara. I must say Pentas 1 quality and finishing is better.

LKSA is indeed added value to the township. Imagine if no linkage fr NKVE to Setia Alam, the outcome is totally different fr what we see today

I hv the same thinking, indeed I&P price is already a bargain! The extra gain can subsidize at least 30 yrs toll money for a family with 5 cars (5 x 2 trips x RM1.00).

Both hv pros and cons, I would suggest you to list down all the factors and put a weight on it. Everybody rating is different, result also different.
Factors :-
Entry cost, future appreciation, location, accessibility, extra cost (toll, renovation, maintenance fees of the building), facade, build up, land area, amenities, security, sea level, building quality, neighborhood etc
Total weight is 100%, for me, entry cost 15%, location 15%, security 5%, facade 5%, sea level 8% etc...total up to 100%, give rating 1-10 to each category, I believe you can get the answer objectively.
You could end up scoring higher for Kemuning Utama, me is Alam Impian and other could be Bkt Rimau.

Every new Taman also like that, some choose to sell becoz price has inflated, may be can dispose it off and redeem back some cash for another kill.
Setia Alam also having the same problem during the 1st 5 yrs, AI needs 8-10 yrs I think

All pentas taikor, do you realized how we can turn right direct from mainroad to Pentas? I found there got divider and plant of tree. I need go further last end roundabout make a U turn.

Gate to gate 50ft, tar road bout 30ft, imprint is bout 10 ft for each house. Old Taman dun hv imprint laid in front of the gate, thus fr gate to gate is 40ft std. Shah Alam housing project is required to provide 50ft wide road. AI density could be among the top 5 lowest density Taman (link house) in KV.

Correct, I hv just done a simple survey, at least 50% is investor, which means al least 100 units (non-bumi) will be put up for sale upon completion.

I just dun care, if they sell quality product with under mkt price, I just hentam. Tired of giving suggestion to the board already.

I never worry on I&P sales, I hv been following their launching since 2000 (BK5B Bdr Kinrara), almost 22-23 residential projects, sometime cheap, sometime expensive, except for 2 or 3 luxury Semi-Detached / bungalow phases which need to give discount (due to outdated facade and no G+G), the rest of the link houses were fully sold prior to the completion of the construction. The recent Qaseh was sold bout 64% after 1 year launched, fully sold before VP, interested buyer who come late can always check the stages of the construction at the site, I can guarantee that mostly will buy after examine their quality.

I believe Pentas sales move on so fast also due to late comers are able to enter the site to see the finished product, I met a Taiwanese lady who stayed in Bkt Rimau said she wanted to visit the site before buying, I believe she has committed eventually.

I may suggest I&P use this slogan for their remaining launching, The best quote for I&P is - "不怕货比货, 只怕不识货!!"

Quality product stands up well for comparison!
