I thought it is illegal to fence up? i am not sure if the layout is fencing friendly as well. Given the fact that there are multiple entries to pentas, i wonder how to fence up as well..

BTW, i was reading thread on Canting and just curious how severe is the air polution and is it directly from those factories facing pentas?

I think depends on needs and profile of tenants himself.

Most people will look for service apartment due to walking distance amenities / shops, but definitely not all kind of profile tenants prefer condo.

There are few quality tenant with family and with steady income, they also look for landed for convenience of car entry / out and also, they are option of few executives who each of them has car and share the portion of the 2k rental for a 4 or more bedrooms house, which, landed offers lower rental per head compare to condo, which normally only 3+1 bedrooms and have difficulty of car parks issue.

Those tenant looking for a spacious of 25 x 85 or 3500 sq built up house are definitely not those looking for RM 2k condo / service apartment, which should be around 1000 sq feet circa.

However, to be frank, condo / service apartment is easier to rent out compare to landed, but condo vs condo combined with huge supply vs huge demand, meanwhile, after some discussion with AI agents, the available limits of AI owner letting out for rent is not high therefore the low demand meets it too.

Most of the owners, rather keep it vacant than rental income.

Thanks for the useful insight. I can understand why Rent out is a big no because it is easier to sell at a prestine condition. Unfortunately Alan impian is a bit quiet now and can be hard to attract these group of people.. probably to some middle.mgt working around shah Alam

With 2k per month, minus all the furnishing cost, the yield is very low, maybe it is better is keep it empty.

It wasn't intended as an investment in the first place.. since I have no immediate need to use the property why not let others to help me with my interest payment for now...that was my thinking la..downside is that the tenant might mess up the unit that I want to stay in the future..

Really not worth to rent put at rm2k. Remember u have to pay pak guard and LHDN some more.

Anyway..that is just my thought..I still don't think I could rent it out for 2k..unless I spend 50k on basic furnishing like grill lighting and kitchen cabinet.

You may consider to say this too ;

It is fortunate that Alam Impian is without commercial and a little bit quiet now, or else, you won't get anything below RM 900k for a Pentas 3 25x85 with 3500 sq feet built up.

Agree! next target is to aim for condo with 4.5% yield at +-300k..any good recommendation? i only managed to find one or two that fits the profile..

Bro. pls take my advice. DON'T EVER THINK ABOUT "fully utilise the 60 days period before i pay my 10%". Cause my case is i sign the snp on beginning of Jan'13, i also thinking to pay later within the 60 days cause saw some bro. comment said can save the interest. Ok, during Feb just before CNY, a girl call aida from A/C department ring me for the bal. So she advice me to pay early to avoid the delay of the disbursement from bank, cause sometime some thing happen is out of our expect. Then i was take her advice to pay the MOT money to the lawyer & bal. to inp on 5th Feb. After that just waiting for bank to release the money. WTF vmad.gif , the bank lawyer call me last week said up to now still pending for the ori copy of assetment doc. & etc.. form the inp lawyer. Without this ori copy, they can't register to pejabat tanah & sent to bank for payment release. After make a few call to the inp lawyer then only they sent out the doc., so up to now the bank still in the process to release the payment but already over the deathline. So i want to remind u, make sure keep follow up with the inp lawyer. Make sure they really do their work before it late like ME! wacko.gif

Do like what i did. Call everyday. If tak jalan, call the boss. If tak jalan, call boss of the boss. Mine almost kena late charges despite all this. 1 week left only

I also kena delay for almost a month but is not my fault, the the SnP lawyer and the Loan Lawyer. So they agreed to bear the cost of delay.
