I heard the old trunk road is nightmare for traffic especially peak hour....both from kl to rawang n rawang to kl.... hmm.gif so most will use the toll road...

I dun stay there so, obvoiusly i wont go try ma...cos my fren live at selayang and each time they have bad traffic from jln kuching to jln selayang...it takes about 1.5 -2 hrs to reach home everyday

you're right! jam at the stretch of jalan kuching and jalan selayang indeed especially turning to kepong area. but still movable if you follow the fast lane. Once passing the selayang, all the smooth traffic to rawang town; if you want further go to emerald, then have to jam again from sk schools to NSK:P

haha... definitely agreed with you. But based on my calculation, use LATAR to PLUSHighway is far compare to passing by Kuala Garing. and on top of that, RM 2 for the toll. tongue.gif well, maybe you can try. i've been using that way quite often to avoid jam in Kuala Garing. biggrin.gif haha.

yes, for those who want to invest, they have to check the location for M Residence and LakeClub.

bro, so exaggerated meh. 1.5 hour - 2 hour. i believe that duration is mean for really jam time such as after rain session. last time when i work in KL, it takes me max 2 hours to get back from KLCC area to Rawang. that time Rawang Road at Rawang Toll not yet expand and no contra flow that time. smile.gif

but yes, jln kuching and jln selayang is jam due to density in kepong, selayang and gombak. i believe after the road expansion between selayan to rawang, it's not that jam when u travel from selayang - rawang in both way during peak hour. smile.gif anyway, nowadays, ppl willing to pay for toll. and paying for toll doesn't mean no jam. Jln Duta is jam pack during peak hour heading uphill.

I got news from - the stretch from Lafarge to NSK will be constructed too to bypass but no guarentee when will be completed. the bypass will be all the way to Bandar Tasik Puteri. Once completion of the bypass, you will see a lot more developments will be started there. tongue.gif

yea... actually i heard about the news long long time... but the stretch at the Junction to LaFarge is still 1 lane. Bottleneck there. i doubt a deal can struck quick cos both side's land belong to someone. unless the government willing to pay for the compensation. but i saw some developemtn in front of NSK. they are expanding the opposite side already. maybe that will be new entrance to Emerald. biggrin.gif

Rawang is definitely part of the KV. Perhaps its too big, so some people not include Rawang as KV. As long as the land title under Selayang, for me, its KV.

Although I am not from Rawang, but location wise, if really prefer nearer to Rawang town, I prefer Emerald East.

For overall planning and in terms of investment, coup with the current pricing, I prefer Emerald Gardens and M Residence, the developer track record speaks it all, somemore the pricing is cheaper compare to Lakeclub.

I kinda agreed with you Chris, M Residence and Emerald have good track record. Lakeclub developer seems new to township development and it's risky to the buyer sweat.gif .
Anyway, no risk no gain. If Mah Sing or SP Setia develop this kind of G&G, Clubhouse, Green, Villa, Garden township and the price definitely more expensive. blush.gif
I really want to view the show unit if available, anyone can advice as I'm not in Klang Valley icon_rolleyes.gif ?

I can't remember the developer name. They're famous now with DPC. another 1 is Anggun's Developer, Hong Bee Land. They become prestigious developer now due to Anggun and AEON Anggun Rawang. smile.gif
