if its called 'service apartment' it is under commercial title...surrounding development like lakefront, ceria residence is under residential.

I searched from google, i found out that Phase 1 and 2 is difference, my one is block G which is last phase, what is the name of this phase?

Have you already signed SPA?

Tower G is Phase 3, all also commercial.

Hi, Sifus here, would like to ask some question about this project.
I personally like the design of the duplex. May I know,
1. the duplex design is on Tower H and I?
2. Is the duplex still available for sale on 1st hand? (Non-sub sale)
3. If its still available, may i know whats the price they are selling psf?
4. As i understand that this area has accommodation supply over demand for the students, may i know the competitive renting price for such a 3R2B unit in the area?

If scare of oversupply, better go buy elsewhere.. if not enough money better dont buy also.. because it will cause your unit become auction..
If you are loaded with money, then only you can consider buying.. or else better play far away..
1b1b can fetch 1.2k, 3b2b dont know, if according to sa can get 2-3k

contacted with the sales office, duplex is still available , RM520K++.
May go to hav a look this weekends.

I have just booked a duplex unit.
Booking fee is just RM 500, and fully refundable anytime I wanna cancel it.
So, Im still thinking now whether it is a good buy.
How you guys think if buy it for investment?
just feel like kinda gambling for investing there.

Rm500k+ for how big the size?

The Price already hit a very matured level...

Dont think can appreciate aggressively anymore...

Rental sure deficit...appreciation slowing down...

Hmm might as well buy older condo nearby...the price difference is hige and any apartment unit below 500k eventhough subsale still have bigger room for appreciation before it hit 500k price...

for investing? Good luck gambling together with pangea, lakefront, keningston, verdi, ceria, crystal, cybersquare, hyve, etc within 2~3km.. lol keep adding.. u get the idea when think about high rise here rclxms.gif
