ctlim, u r right. Students have moved in already and apparently they occupied block C (overheard from the students conversation when I was there) since September.

So, now there are a few questions aroused here:
1. Have developer obtained the VP in September when the students moved in? Apparently we, as owners confirmed not yet receive VP during September and as of today.
2. According to tenancy agreement, developer shall let us take the key and perform defect inspection. Subsequently, they will spend 2 months (Max) for renovation. Upon completion of renovation, rental collection shall kick start. But now they VERBALLY said that the rental collection may only start in 1 Dec, which is the forth month from September. Does it imply that we are bearing additional one month rental (or bank installment)?
3. Since the building is occupied, are we still can perform inspection as usual?

Can anyone advise what course of action can be taken in this instance?

Maybe we can gather all purchasers for blok B&C. Called in few times but staffs (Ms Ong, Cheong,Lee) attitude very arrogant.
VP letter dated 7th Oct (but envelope dated 21st oct)
by 14 days need to get the key or else shall be deemed to hv taken VP. Never hv a change to visit the unit at all..

I JST CALLED N SPOKE TO CHERRY THIS MORNING. SHE IS NICE.
FR HER, THE STUDENTS WERE MOVED IN EARLY OCT. IF WE WANT TO WAIT VP N CHECK DEFECT N OTHERS, ALD MISSED THE INTAKE THEN WE HV TO WAIT NEXT YR ONLY CAN RENT TO THEM AGAIN.
IMHO, SINCE WE R RENTING TO THEM AT GUARANTEED RENTAL, WE CAN SKIP THE DEFECT CHECKING COS ALD IN THIS SITUATION. EVEN WE HV CHANCE TO CHECK N MAKE IT BEAUTIFUL BEAUTIFUL, WE STIL GET THE SAME RENTAL. AFTER 25 YRS (OR JUST 5 YRS MAYBE) APA PUN HABIS...
since the main purpose i bought is for the GRR, so I wil sign n return them those doc, save all troubles. im happy that it delivered fast n can start col rental soon. Rental start credit in by Dec. if submit late, get late maybe..

Can home owner make an inspection as soon as possible and give the feedback...

I just want to know the developer finishing product before i buy their latest phase...if got crack , etc i surely don't want to commit...

If all ok, i will buy for my own stay... thanks smile.gif

I am looking at buying a unit in the block f Mutiara Ville and will be signing the bank loan tomorrow..

can you share me more info regarding the developer and etc that you have so far?
Which block did you purchase? is it for investment or own stay? I am buying for investment and I hope it is a good deal..

appreciate if you guys can help to shed some light..

some say dat to buy a property in cyberjaya for future investment, u need to have a strong "holding power".
i already put the booking for MV but after withdraw it since for me its too risky for my financial profile.

how bout u guys? any specific reason perhaps a bit of detail why u guys want to invest in cyberjaya? biggrin.gif

Yes. And dpulze mall already open to public...already tour inside of it. Impressed with the ayout and size of it eventhiugj on a small parcel of land...the size of bangsar village shopping ctr... Give another 6 mth to 1 year before all shop fully open... It wont be long before the value shoots up...

what i'm worried the most is mutiara ville is being build by newly formed developer , seri mutiara sdn bhd . Her parent company is Axis Jaya sdn bhd which they claim has many years of experience as contractor. .this project is the 1st project as developer.

So , whoever already bought the project, do you think they will successfully complete this project on time?

bought block C, phase 2 wt Guaratee Return (GRR) thru property club
Now all purchasers facing same issue :- We (purchasers) haven't get the key (VP) but students are staying since Sept, and this developer "Makan" our rental and now we can't inspect the unit at all.
Personally , i feel being cheated cos we have to get the key by 14 days from date of letter or else they are on behalf of purchaser to get VP... When the time got the letter is over 14 days..(suspect backdated letter). Beginning i thought might be delayed by POS Msia. Then i checked wt other investors (total 8units). All received around same time.
Called in to argue and they are like playing taichi... and staffs attitude : suck
one of staff said you may write in and their lawyer will attend our problem accordingly, i was like wtf...

My advise: avoid this developer..
