some units still not yet rent out. My unit is still empty. But they have install additional airconds for each room. Not sure is the aircond will be remained after tenancy expired anot, need to check with them again.

Is not like Singapore they practise CONQUAS and ensure all the architectural finishing is good with scoring.
If you are not familiar in this field and no guideline to follow, you won't really know how good/bad is the finishing because it will be very subjective for every person.

Malaysia have similar to CONQUAS called QLASSIC. Just that Singapore did better in marketing the CONQUAS certification that the property can command a premium. CIDB with QLASSIC is still slacking as there are no compulsion to use such system and no premium to charge the consumer if they were to use it.

Thus ...a capital appreciation play with very low ROI yield for rental is never noob frenly for new and low capital investor...

Guys, pls do your proper research b4 buying property in CJ.
For capital gain or rental yield.
If you intend to rent to students, there are few colleges that hv teamed up wt developer on GRR scheme.

I agree with the above statement. Even though there are students who would rather come out and find their own place to rent, imagine the number of vped properties available in the market where most of the buyers are investors hoping to rent their unit to students.
