It is my personal opinion.
Studio rental is the lowest among all units of the tower.
The target tenants are single or couple who are working and studying(MMU, CUCMS, Segi? etc) around the area.

If a studio is transferable, pls pm me. Thx

Price is slightly different on low/ high floor. Tower F is almost sold out, left few units on top floor.

i saw the board and noticed that level 29 studio is cheaper than level 28..why is this so...i thought higher floor higher price..wondering

For current nearby rental, using the Shaftsbury Square's 463 sf (partial furnished), the asking price is from RM1100.
That is RM 2.376 psf.
This is just the reference for current situation.

If the rental can cover RM1,430 + maintenance fee by then, then there is break even.
Or you may consider exit strategy of selling it.

hi jagalat,

my personal opinion - selling it upon completion would not be easy as it a studio unit or i might make a small margin .. takes some years perhaps..would have to fork out some from my pocket i guess, its an investment anyways:)

Yup. So far, the GRR seems to be quite good especially since the property market is uncertain. Moreover, I am working overseas, by GRR, I do not need to manage myself. But the GRR after 20 yrs is only 11% which I feel is a bit less, as property might already appreciate a lot in 2 decades.
