all r based on Purchase price.
I think is not very good but not bad too..
I know prop price will increase, but usually the rental return rate is about 4-5%.
Assume at that moment also about the same trend like now, then the 11% rate is more or less about the same too...

Same story to me... but never mentioned 5k is included in 10% discount when i paid 5k. Only mentioned total house price minus 10% and minus 5k.

feel disappointed correct information not shared by agents. even bank pretend like dont know how its done...

Anyone have information on the developer's completed projects?

I am going to book 975sqft 17th floor block F unit for RM475920.
But my concern is on the GRR and the rental value.
Moreover I have no idea how much the service maintenance for a month normally. Can anybody clarify me on this.

Is this developer can be trusted

Maintenance is RM0.27 per sqft.

Agent said the developer mainly do large construction work for government like hospital, road etc ... this seems to be their first residential project.

Tower A and B alrady completed and currently rent out to student .... if got lubang go inside then can see how is their workmanship .... biggrin.gif

Anyone know the defect liability period? The answer I get is 6 months ... really that little? I thought condo is typically at least 18 months?

Hello, the developer can be trusted as it is genuine. U would not be regret to invest here, FYI, Microsoft is developing a company here, and yet other development too.
