I bought this unit after the unit release due to loan not approve. According to SDB SA, this unit seems being sold on the first day they launch this project. I have few friends looking to purchase block A 1700 sqft, but seems no more rejected loan haha. Else can earn some referal fees...

As brief by SDB specialist during the presentation, the 'V' orientation will have several benefits:
1) It was position such a way that we do not get direct sunlight, but not totally NO sunlight. With this, we can save on the electricity bills by make use of the natural lights. On the other hand, the usage of the air cond will be lower since we do not get direct sunlight, cooling down will be much efficient
2) The 'V" shape also improve overall ventilation by distance the units away
3) It also improve on privacy since they have calculated certain units will only be facing certain view.

What to do, that's our stupid government policy...any development land more than 5 acres, must have certain units which is low cost. That's how most of the developer bypass this rules by building so call 'low cost' with crazy upgrade packages. Anyway, personally I don't think block C is low end la...overall layout is nice and at same time can enjoy the facilities and concept in wotp. Its a win-win situation...If there is not such limitation by government, I guess sdb will try to build all high end with same concept

Yes, the clubhouse park is build on top of the car park. Those trees in planted on top of the carpark roof. This question has been raise to SDB landscaping contractor. Their response is, they will use special planting methods. Before they plant in, they will 'cage' up the roots to limit the roots penetrating the civil structure. Those in the quiet park is planted on the real solid ground.

Depends you want quantity or quality lor. Compare zalam and sdb is like comparing proton with bmw. There must be reasons why sdb market wotp higher than market price and each times upon vp, it hold the price very well.

The quality and quantity comparison is mainly to highlight less units per acres might not give better superiority. Yes, its true that Iphone does not produce is small quantity in order to achieve good quality. And everyone knew that Apple does not produce its own product. They only develop their products just like property developer. Its only specify the each component specification and so call 'main con' such as Foxconn will do accordingly. A lot of people thought main con job is similar to developer, which is very wrong. Developer is responsible to comes out with their design and concept by appointing their own consultant, architec firm, landscaping firm to comes with a sellable products. They also responsible to deal with authority, market the products, follow up with buyer, sometimes up to extend doing the maintainence upon vp. Whereas for main con, they only purely contractor that build the house according to plans. I use to have a properties that claims to be develop by reputable or experience main con in the past. The results are aweful upon vp. They just not doing things in details and up to standard simply there's no experience. This is my sharing and comparison for a good developer and good main con try to developer.
Back to the price of wotp vs ct. The wotp unit size is around 480 after discount, tat is cheaper compare to ct. But, that is initial launch price, which is 1 year ago. According to sdb sa, block b going to be 30% higher than block a.

Born in 1962, Selangor Dredging is a highly established developer that was one of the top 25 Property Malaysian Developers in 2012 who won the FIABCI Prix d’Excellence Award of 2013 with 20trees West one of their many quality developments.
As with the success of the developer, property buyers are eagerly awaiting Windows on the Park; one of the few developments of this time and era that prioritises nature in the development. Set in Cheras there will be the expected peak hour traffic congestion before and after work to and fro Kuala Lumpur due to the high number of people staying in Cheras, although this is a matter of opinion as some residents insist that the traffic is bearable.
Being the one development that actually puts nature first and not as an afterthought gives Windows on the Park an exclusivity that is absent in a lot of the current running projects. Funny blog by someone to describe SDB and WOTP:

Beli BMW dan Rumah MewahMonday, February 25, 2013 9:38 PMSejak Januari lepas, kuota rumah aku (bukan isteri ye!) ada satu lagi kosong untuk entitle 90%. Dalam keadaan sekarang dan juga status aku sebagai pelabur tegar, aku memang tak senang duduk selagi tak gunakan kuota tu. Rasanya macam orang kemaruk nak kahwin lagi selepas kematian isteri. Selagi tak beli or dapat rumah tu, hari ke seharilah tak senang duduk. Semuanya macam tak kena dan tak lengkap.


Jadinya weekend memang penuh dgn aktiviti melihat rumah sana sini. InsyaAllah kalau ada rezeki boleh jumpa reader semua di pelancaran projek2 baru.




Ahad lepas sempat juga aku melihat projek dalam my radar iaitu Windows In The Park (WOTP) by SDB yang terletak di kawasan elit Bandar Tun Hussein On. Dah lama aku aim projek ini, tapi memandangkan kuota takde, so telan air liur je tengok rumah cantik ini.


Cuma baru-baru ini bila dah ada kuota, aku pergi balik tengok projek ini.


Kenapa aku nak beli rumah ini? Aku tahu ramai yang kata mahal, tapi aku nampak sesuatu yang lain, yang orang tak nampak, antaranya adalah:


a) Semestinya sebab developer dia itu SDB. Aku umpamakan SDB ni macam BMW dalam arena permotoran. BMW mahal tapi orang tetap nak beli sebab you know, the quality they deliver. Ia memang untuk cater different market segment.

b) Sebabnya aku rasa condo ini adalah yang paling mahal in this area.

c) Dalam jangka masa panjang, capital appreciation kondo adalah berdasarkan maintenance condo tu dan juga orang2 yang duduk di situ.

d) Sebab discount. Aku dah kira-kira discount minimum adalah dalam 120k macam tu, tak perlu downpayment malahan dapat cash back lagi. Kiranya setaraf Vega Cyberjayalah jugak.

e) Konsep yang diketengahkan.

f) 3.5km from the future MRT. Am looking condo dalam jarak 2-5km (not walking distance) from the future MRT.

g) Dan banyak lagi faktor lain - mau sampai z kalau aku nak sambung di sini.


Bila tengok the show unit, memang superb and you know that it's SDB. Untuk block C (yang paling murah, kira-kira 90% dah terjual)


Masa nak pergi tu dah siap2 bawak buku cheque untuk bayar booking. Sehinggalah ada satu kriteria UTAMA yang langsung aku tak boleh terima. I could not accept the fact that they only provide satu (1) parking. Giloss. Beli kondo mahal-mahal tapi parking satu je. Aku nak beli additional parking RM18k (dia offer tandem parking sahaja), malangnya dah habis.


There goes my WOTP, tiada jodoh buatku bersama SDB.
