All banks offer BLR between -2.4 to -2.45 but different banks different rules & requirements, below are what I found out:
- Hong Leong max loan period 30 years, other mostly until 40 years.
- CIMB offer only 90% of your 90% after discounted purchase price
- UOB does not offer Flexi - loan
- HSBC requirement pretty high
- Maybank, heard will be hard for you to do refinance or when you wanna sell it in the future

Book a unit first, if loan doesn't approve, you need to get a letter from 3 banks in order to get back your RM8k, -Rm500 booking fee.
Usually will takes about 1 week time, less or more for bank to approve.

;-) Hope that helps.

HSBC - max loan is up to your age, 65 years. Offer full flexi, blr -2.45.

Ya, should be. As we know, here is MALAYSIA.... Actually quite disappointed to after service of some the developer SA, never keep the promised to customer when customer ask for update. Always need to wait customer call and call them again to ask for update. Don't forget, we are customer after all. Nowadays service attitude like that really poor.

I'm interested to get the Gudang furniture package they offering for SDB homeowner, but it will require SDB to issue some membership card upon VP. Few weeks back I've submitted the form to Citibank and received their call 2 days later. She asked about the Project as she doesnt know anything about the project (Not the Panel). So I advised her to check this project and get back to me asap. But stil yet to receive any confirmation from them........

Earlier i have check with both Citibank and SDB, they confirmed not the panel. If you taking the loan from non panel, SDB will not cover your DIBS it seems...

went to their talk last sunday...they have invited their master landscape company from singapore and independent consultant. from what they present, looks like sdb is really spending a lot of efforts and money to make wotp beautiful and successful. they have go in every detail like such as building orientation, why the block a and b is having 'v' shape...all this had been present. looks impressive that sdb really go into detail before market their products. from my observation, looks like only block a and b having those special features they mention...

Really? Missed the talk, will they have another session again? Btw, why 'V' shape for block A and B? And not for block C?
*
not sure they will have another talk...but this is a good session. they bring in a professor and dr to present. the 'v' shape have many function such as maximizing brightness during daylight but it will also avoid direct heating. with this it can minimize the electricity usage. with this shape, it will also enhance the greenery % across the building....there are many features being present such as a swing in the park, bench resemble a map of wotp, water features around the park, 'big windows' features in block a & b. this windows it seem causes sdb lots of money to build and will give u an impression of entering big garden ahead...total height of the this windows is 40m! you can refer to their fb page:

They did not mentioned anything on block c orientaion or shape. Perhaps it is pretty standard design building. But they do share about common facilities, beautiful landscape which is share among the communities.

Vina seem far better than WOTP in term of facade and pricing.... Vina seem luxury with medium pricing...
*
How do u define medium pricing in Vina with extra luxuries compare to WOTP.
Pricing:
WOTP average size 1700 sqft , price before discount average at MYR 850k. After 10% discount, around MYR 765k , translate into MYR 450 per sqft
Vina average size 1550 sqft, price before discount average at MYR 780k. After 8% discount, around MYR 718k, translate into MYR 463 per sqft.
So which one more expensive?

Design and location:
WOTP is anytine beat Vina in this 2 categories. WOTP is design by award winning architec firm, GDP. Accessibility WOTP is more convenient without need to go through so deep inside (although they are claim within BTHO). WOTP by SDB had engage well known lanscaping company from Singapore whereas for Vina is not known.

Freebies package:
WOTP offer free kitchen cabinet for dry and wet kitchen. Free kitchen appliances, free masterbedrroom wardrobe, water heater.
For Vina, its bare unit only with free 4 aircond.
