Last visit last week, sales pretty stagnant.. not easy to be digested by general public..
hav to say good concept n good layout...
bought a fren who study in fengshui, he mentioned that there are Fengshui element in this development.. developer consulted Fengshui before coming out with layout design..
*
What Feng shui so good? Nearby got a new development project called Casa green with spacious and better price offers.... Any comment?

directions.. not all but generally developer opt to design the layout such units are align with good direction.. you can see they break away from convensional layout design.. buildings are 45 degree facing.. colors pure white, clean, simple facade.. simplicity is good FS..
there are ppl believe living in good fengshui environment boost their wealth and better living environment.. thus they dont mind paying a hefty sum for that.. they are usually from the niche market who are wealthier group, having more $$ in buying this "added feature"..

normal average joe will go for "value for money", pay less get more sqft... wink.gif

Haha.... Seem like you can read developer's mind biggrin.gif

Anyone got this? 50% sold so far? How true is that..hmm
*
Well, total is 540 units for block A, B and C. So if more than 50% sold out mean > 270 units sold.

Block A -249 units
Block B - 126 units
Block C - 165 units

So, if Block C almost sold out then easily to sold out 50% if add up sold units for Block A... Hehe....

Actually there is,.. the last time I went, I saw there's a lake, you can't really see it as it being blocked by the partition walls / fences.

I believe most buyer should receive the letter from developer to inform to proceed loan agreement and S&P already ...

My SA said Block C about 90% sold and Block A about 55% sold todate. Block B not yet launched. It's the bigger units (>2,000 sqft) which are slow to be taken up.

Yup, S&P can be signed already.

Ya. Panel banks are CIMB, HONG LEONG, RHB and MAYBANK.

By the way, today the SA told me that he also only knew of the carpark fees on Sat 13th Oct, the day i paid my 8K. Not sure whether this is true or not. He then said that due to lots of complains, they had a meeting and in the midst of discussion. And that he would get back to me within a week. Regardless, i want my 8K back. I doubt they would omit the carpark fee clause because obviously SDB has been practicing exactly this with their other properties.
*
Although it has been couples of months this project launch since from end of July until today, there are still got a lots of issues and term and conditions still not yet finalized by developer yet, especially for the car park issues. Lets wait and see the S&P how written first.

Hopefully they can justify the reason why car park also need to pay maintainence fee yet we already pay maintainence fee for each unit by square feet calculation. If not, really hard to convince ourselves why so far others condo or apartment never heard that car park lot also need to pay for that fee.

rm500k to rm700 now days are considered "harga sederhana"?  hmm.gif
cant wait to know how much higher it'll get 3 years down the road.
anyhow, anyone gotten their snp yet? i would like to dig in into the clauses to find out about the carpark charges.

either way, it seems that the SDB found out the best way to avoid conflict judging by thier respond...by leaving it to the JMB to make the decision whether to impose or not the car park charges after the 2nd year. bravo u coporate scum u!

im still scorned by this car park charge issue. all my life staying in  a condo, this is a first! vmad.gif
only had they informed earlier, this wont be an issue i guess
*
Ya... Wondering how come some other projects where more bigger size of project area around RM 3xxk also can considered as high cost condo but this project must categorize Block C as medium cost condo?

Sometimes I'm thinking the upper management and the sales team got communication issue on the RM35/month per car park.
Seems like until now different SA is telling different story that confuse ppl.  rclxub.gif

Better confirm again before you paid the deposit and sign the SPA if this is your concern. smile.gif
*
Ya, totally agreed. Different SA speak different story. But sometimes after few days/weeks, they might tell you again the story has changed due to management make changes again after discussion. Really headache and confusing to all buyers..... rclxub.gif doh.gif

I think no one yet sign SNP most likely. But heard the the maintainance fee for car park no need to pay for first 2 yrs, after that will subjec to JMB and community to discuss.

Well, just wait for the S&P agreement when we receive for sign then everything is clear. Now many things still remain not 100% confirm, especially for car park issue.

- Does the car park is side by side or tandem?
- Does the car park bay is required to add in to the maintainance fee?
- Does the extended the submitted car park floor for amendment is approved?

Also, does anyone sign agreement for additional car park purchase at "extended" car park floor?

SnP is ready for signing. And i hear car park purchase have 2 option. Either you pay RM18k for add into selling price (tandem car park. 10% pay by cash, balance by loan). or RM13k for pay in cash (10% upon sign SPA & bal. upon completion, not tandem car park).
*
Ya, there are 2 options as per you said.
But are you sure?:-

Option 1: RM18k for add into selling price (tandem car park. 10% pay by cash, balance by loan)
Option 2: RM13k for pay in cash (10% upon sign SPA & bal. upon completion, not tandem car park)

Then a bit weird, if choose for option 1, pay more, but tandem (although is add in loan together) but still pay. What are the both different beside 1 can add into loan and 1 need to pay in cash upon completion?

You have check with your SA? So you signed your SNP already?

SDB is creating more confusion to the purchasers after the huha on the carpark maintenance fee...right?

Is it because only pay RM8,000 upon signing SPA n hence the developer want to collect even small money like RM13k so that they would need less funding to start the ocnstruction?
*
hmm.gif who knows?
