yea wanna ask did you all got around 100k rebate..??
the sales lady told me the norm is the 10% offset which all customer will get. Then the other bonus is a lucky draw. that will have 1k, 10k and 50k rebate which depends on your luck....and i let my baby girl to draw it...and she got the 50k one.... so 10% + 50k rebate is around 100k rebate.....
i would said really good buy lor after 100k discount.... the bad side is i only got 1 parking cause no more for sale dy..... they build one more floor for parking but all also sold out dy.... aiseh

"10% plus lucky draw" - just a gimme of publicity for sales. In fact, the unit price they offer might already marked up as the project in progress now already if compare with prices starting launching.

just came back from the site... to be frank... not impressive by the project... expensive... and nothing much attractions... block C is even blocked by the low cost apartment, and block A lower floor will be blocked by block B eventually.....

Ya. But my friend unit far far better than my unit especially the view. Don't think sdb will sell those unit cheaper even you get it earlier. My unit is those left over undesirable unit. That's why they come out lucky draw and cny angpow, extra discount to certain not so nice unit to get rib of those unit as much as possible. But now all offer ended. Only til 31 march. Not sure will they create other gimmick to push the sale again.

developers need to clear stock but cutting prices like what they did is a no-no. there must be pricing discipline.

i mean, if they launch a project now, should i buy or not? knowing that there is a fair chance that the "not-so-nice units" may be priced lower 6 months down the road. i can't assess how much premium i'm paying for a nice unit today. the premium may be too much 6 months down the road when the "not-so-nice units" are priced lower shocking.gif

imho, there are many ways to move stock but blatantly cutting prices like the way they did isn't one of them. it damages sdb's reputation amongst the early-bird loyal purchasers.....

this is the second time i'm hearing pricing issues with SDB. the first was their 20TW project in Melawati.

i was eyeing their upcoming hub@ss2 project but will now give it a pass shakehead.gif

Called a property agent about 1 month ago. the agent said owner asking for 300k. shocking.gif
i told him why so expensive...i saw the launch price was RM140K only.
he told me the owner bought it from developer that time around RM200K+....
after heard the price i did not ask for further information....

i think should be those high floor unit. at the end this apartment become not so low cost ....
with only 860 sqf and subsale goes for RM300K.....the price can beat some subsale condo around Balakong and Serdang area. ohmy.gif
