buy 2 units cost abt RM560k+ and got built up area of 1,200sq ft +, then hack it off to become one unit. Worth it for that price and area?

RM 300k onwards or RM 500 psf
Early bird 5% discount
Each floor increased by RM 1-1.2k
Commercial SOVO without HDA

First phase ( Block B ) 95% sold...

Block A ( Pool View or KLCC view ) will open for booking soon. With increase price.

Just called the realestate agent handling the sales on behalf of the developer.

Block B sold out, Block A already opened for sale but no more rebate. RM490psf min.

Hot property this one. hmm.gif

IMHO, the location quite okay ... but just target rental might be students from UCSI, too many Pak Hitam ...

Btw, this is SOVO and commercial ... which is without HDA and can't use for residential .. so, IMO, I do not dare to take the risk of SOHO at this area ...

SOHO is over supply very soon ...

frankly..SOVO at this location...hmmm...dun think can make it lar. even the shoplot beside around OCBC area also mostly still empty (the back row). If according to current standard SOVO is not under HDA while SOHO yes. If can use as residential, can the SA confirm can get 90% LTV?

If it is with HDA and for residential use, I am sure banks will provide margin 90% max.

Yup, but i don't think SOVO is under HDA. So SA could be BS...of course owner can use it as "residential" if they wan...

Some agent called me yrtdy...MOF 85%, he keep telling is for residential stay not office although market as SOVO. He said this is to avoid the 3rd hse quota by BNM...so pmost likely target investors more..

Defionitely Cyberjaya...this SOFO build on a already congested area...futher...fronting the SUKE highway....imagine the noise and sound out from the highway ?...really not ideal to build residence unit here...shop lot still workable...
I understand SUKE will follow middle of the road along persiaran alam damai, then turn left to LENSENG....

those interested,ask this developer where is the SUKE line first...be careful...!!!

Bkt Mandarina residences are fighting hard to get the SUKE highway re-aligned since they are the ones that will lose their houses that are fronting the highway.

Actually Alam Damai township is not affected by the highway but instead will benefit fom it.

People rather choose to go to somewhere near beaches rather than man made swimming pools whereas you can get that facilities from other hotels for example A Farmosa waterpark.

I saw that they cleared the land. I think there was a crane too.

Not sure about the sales so far. Anyone has updates? The SUKE highway news could have some impact to this project as its just infront of it.

no doubt SUKE highway might have some impact for this project, but it also provides a better access as well. Those units which facing the park or facing bukit will not be affected and yet getting benefit of the highway. in general, IMHO, SUKE will be an advantage..

Hi, I also invest in this project, get to know this project from a good friend, whose husband is friend of the developer, according to her, no doubt is small developer, but it is the first high rise project (previously were all shop lot projects, which has VP), and due to this, the developer wants to make it nice to be his flagship project. This is the reason why there are so many extra things given with this kind of price, and location I would say is very good. Hope that this will be materialized after 3 years la...

First: I personally think that SUKE highway is a plus point for this project, because according to the map, the intersaction is in front of somewhere around OCBC bank, means residents in Montena can avoid all the jam and access to SUKE highway. SUKE is really either a threat or good thing for the project but we will not know until they build it up and hopefully the realignment will move the highway somewhere else. We appreciate the connectedness but building a 3 lanes dual-carriage in front of someone's house is not polite.

I am hoping the MRT nearby will bring positive changes to the surrounding and if anyone notice there are many MRT stations around Cheras area.

If I were to choose in block A for 603 sqft unit, high floor facing west should be the choice, less impact if u consider the SUKE highway and yet u may enjoy the klcc view (high floor only), lots of city people prefer west facing rather than east, coz they wake up late and normally go back after sunset...facing west actually can sleep late some more...just IMHO...
Anyway, unit 13A (2 rooms corner) is the best, bedroom facing south peaceful park view whereas living room facing KLCC (high floor) , the really corner unit without getting viewed by other units....shortest distance to lift and yet having privacy...

TYPE A 692 sqft SOLD OUT

TYPE B1 657 sqft

TYPE B2 603 sqft SOLD OUT

As far as I know, Type B1 657 sqft is still available under developer at the current price of RM340K onwards.
A few units left facing nowhere.
Those on upper floor with perfect view whereby buyers are concern about were sold like hotcakes.
If this isn't an issue, you may just walk-in to the sales office located at Alam Damai for a quick peep.

Hi Superpigchan, the exact site for PR1MA Alam Damai would be plotted at Persiaran Bestari, Alam Damai.
If you google it from the map = along Jalan Alam Damai next to pondok polis Alam Damai.

Good or bad news?
Generally it would be unfavourable due to heavy traffic/residence but the location is far away from Montena, for me I'm OK with it since IJM Altitude 236 is next to Montena.

haha...if got drop off 2 bedrooms i also want to grab lo...during that time I just managed to grab one only....but mine is corner unit, and on the top floor, means can go to the sky garden everytime when I want to smoke...haha....nice not?

Ya, I bought in a very very early stage, even before the sales office was setup, of coz enjoy 8% discount rclxms.gif drool.gif

For me, i really hope the highway can be materialized, it will benefit the traffic there, and the units i choose will not be affected by the noise pollution by the highway...coz one is the corner, one on high floor facing west... brows.gif somemore, the proposed interchange will be somewhere in front of OCBC, it is so convenient for resident of Montena can directly shoot up to highway and say bye bye to all the jam there.... rclxm9.gif

However, my friend in uob told me that i cant get 85% margin due to 3rd property n they approve after nett price.

went to fame modulation office on Sunday 4pm, being told only ONE unit at block B 4th floor is left, the salesman told the piling work has started, not sure about this as I didn't find it out from the site

And this will be the last release on all the units.
The construction is start on this month.

for shop office next to it is in progress, earth work + piling started.
i will snap photo on next visit, stay cool.

as my loan is 80% from bank, 20% downpayment.

1st 10% - paid
2nd 10% - not yet, no call from developer.

guys, any of u paid for 2nd 10% downpayment?

a mega project called EkoCheras recorded super BBB during last 2 weekend, will Montena benefit from their price? 596 sqft sells at 425K onwards...
I bought Montena 603 sqft at 283K, almost furnished somemore...MRT factor cost 140K price higher....huhh...

That's why montena price is cheaper but yet kl address and location not bad also...close to Phoenix station ( not walking distance but short driving distance, anyway Phoenix has park & ride concept)..
If SUKE highway can materialize then even better, coz the interchange is just somewhere around OCBC bank there.....
Different market segment but yet still a good choice for investment due to its competitive price tag...

Just bought 1 unit 603sqf, use for investment and rent out. As per agent rental around that area can't reach up to 2000k for fully furnished, what ur guy opinion? Can't rent out at such high price? Please share opinion. Thanks.

Maxim is covered under HDA and can be used for pure residential, though it is sitting on a commercial title.

I am having the same concern too.. weather can it be used for residential purposes. My fellow consultants raise an issue is that based on his previous project, the management office doesn't allow the tenants to stay for overnight. Yes, the sales, the agents may say it can be used for residential purposes, But down to the line, who bare the responsibility? not trying to critize, But it best to make things clear.. some buyers may buy for investment.. But when u intend to sell it, the potential buyer will have the same concern too.. hope someone can give advice too.

from Ho Chin Soon's map, it is the second MRT line called putrajaya line...
the current line is blue line, second is putrajaya line from sg buloh to putrajaya, and the third line is circle line

my furniture package is not as full as the package after price increase, but with 7% discount on the earliest old price....end up is about 280K high floor 1 room unit and 330K 2 room corner unit very high premium floor...smile.gif

Me have not bought either q sovo or montena..i took a look at both their floor plan. I noticed q sovo has a sliding door leading to a small balcony n the master room got big windows. The bathroom at the back also got a window for natural air ventilation. When i look at montena's floor plan i noticed it does not hv a balcony, neither does d bathroom have a window. So thr is no natural air ventilation. Basically montena does not hv a place 4 smokers 2 puff n neither does it hv a place 2 hang ur clothes after using ur washing machine. Hv2 rely on a dryer. electricity bill will b v expensive as we hv 2 pay commercial rates as tis is a commercial building. Fr a functional design perspective, Q Sovo rates better. However Q Sovo's set back is that it does not come with a carpark n residents hv 2 rent one carpark at rm100pm from the developer.

I took this picture last week, and according insider news, they are now full force doing the ground work and piling, in which is the most time consuming part.
Previously they can't do in Sat due to the complaint from neighbourhood, but now no choice to do even in Sat.
Hope can see a bit of structure few months later.
BTW, the shoplots besides seems quite fast, and it is belonged to the same developer

Recently received billing for commencement of pilling and Public bank delay their disbursement to Fame Modulation.. and end up FM keep charging me interest of 10% day by day compound.. any other here encounter the same problem?

I also asked about the progress, and according to Sharon from FM, said their reply from site management in on track for the progress and expected delivery of VP by Mid 2016.

hi buyer/owner,

i received billing for commencement from UOB bank. (this is where i got my loan).
called my panel lawyer twice to make sure they will pay out the right amount at the right time.
the lawyer firm located at midvalley menara igb, said they will settle it.

i didn't get late interest charges, so i guess its already settled.
a myth to remember:

soft launch : don't know (anyone can tell?)
grand launch : august 2012 (with showroom)
bought my unit : january 2013 (s&p)
expected delivery : end 2015 (36 months for high rise)
fully furnished : 6 months extra = JUN/JULY 2016.

i guess the final delivery date is around as stated above. sad.gif

should we start a name list of buyer/owner here?
or create a group in Facebook perhaps.

Mine is 1 BR and initially bought it for own stay but i dont mind renting it since i am staying at another places so its okay for me either way..

another thing to take note is that I realize their progress is slow comparing similar project around that place near Phoenix..

I have signed my S&P for 1year and 4 months and still dirt all i can see??

Hi all,

I think I might be one of the very first buyer, as when I booked my units, the office don't even ready yet, it should be around May 2012.

I signed my SPA in Aug 2012, but please bare in mind that the 42 (36+6) months is from SPA date or building plan approval date (Jan 2013) whichever later, means the start date should be Jan 2013 instead of Aug 2012, so the VP date should be mid 2016.

I purchased 1 2BR and 1 1BR, plan to sell the 2BR after VP and hopefully can rent the 1BR after VP.

Do you have any idea of GST implemetation on next year? Do you think it will affected to the buyers already signed SNP?

If Montena isnt cover under HDA, the SNP agreement just only between the buyer and developer. And developer may favour themselves in the agreement. Meanwhile, developer may request buyer to pay for the GST, during construction period on next year onwards.

A LANDSLIDE occurred near Alam Damai, Cheras, on Wednesday evening and residents in the neighbourhood have expressed concern for their safety.

The incident took place on the construction site for a luxury condominium project located adjacent to Taman Damai Rasa.

A resident who contacted StarMetro said cracks began to appear on the road leading to the construction site about a year ago.

“I noticed that part of the pavement and road on the hill slope had collapsed, leaving a deep rut which had been covered with plastic,” he said.

The resident wanted assurances from the local authority that proper action would be taken to prevent further landslides in the area.

“I hope Kuala Lumpur City Hall (DBKL) will continue to monitor the situation as it affects the safety of residents living in this township,” he added.

When contacted, a spokesman from DBKL’s Enforcement Department confirmed reports of the landslide near Alam Damai.

He said City Hall was alerted by residents who contacted DBKL’s hotline to report the incident.

“We received complaints from residents in Alam Damai, Cheras, at around 7am today and notified our team from the Infrastructure Planning Department to follow-up on the matter,” the spokesman said.

He added that the DBKL team was sent to the scene to assess the situation and investigate the matter.

of course, unless your bank is willing to provide extra financing for GST. Banks may want to do so since there will be extra income for them

At the first point, DBKL should not issue developer license to built this highrise condo....!! another danger area is the Maxim is also endanger the slope..

This developer is pushing the limits imo.

The "slope" next to the houses is not even a slope! It is a 90 degrees drop!!!...and a very high drop that!

Rightfully, they should allow some space for some gradual decline in height. But guess it's all about maximizing the land. I do pity those houses affected by these stupid concrete!

this is what happens to developments on a tiny and hilly plot - this one some more the developer not that true blue type.

these sort of geographical dynamics, need study closely da plan.

have they sort out the retaining wall yet?

most buyers buy for rental - rent to who??? UCSI students? tongue.gif

and...I think the progress is super duper slow. delivery super delay surely.

opposite 118 foodcourt might not impact the surroundings too much imo. I pity the houses right next to it though.

If there are 22 floors to complete and the VP is mid 2016(say June), then the "desired" progress should be 22/9 = 2.4 floors-per-month....

Comparing this photo with your last photo posted on 4 Oct, it shows that about 1.5 floor were completed in 7 weeks.
The construction of the last floor took 33 days, which is very slow.

After almost 4years from the first post..... this is the status of Montena SOVO....

And from Feb.16 till now.. the progress remain the same.

I think the buyers should by now group up and to seek clarification with developer.

same like the empire city damansara, the S&P stated VP upon CPC, hahahaha

now all the buyers have no way to demand LAD from the developer.

CPC can be in many condition and its from the Architect not from the Authority which is CCC

Heard the slope issue is not resolved... after more than 1.5 years still scratching head how to solve a small slope.

No disagreement..

Can also view from another angle, ie resuming work after a pause over complaints, "stop work" due to land/leakage etc, it is a relatively a "leap" already....
Not siding anyone.

Hope this "resuming" work continues and lasts until vp day.

If there are SOVO montena buyers in this forum, surely non are worry so far... Even Ekocheras buyers more worry about EKC than Montena buyers worry about Montena lol.

I didn't ask...doesn't at all...
Better bring news with some reliefs...

With photos of EKC, at least the progress is being monitored.
In fact buyers in the chat group have expressed not much worry about abandonment...

just called to fame modulation and they said the target VP will be 2nd quarter next year, but based on the progress I don't think they can VP in 2nd quarter next year...sigh...

the progress has speed up. I went to the site every saturday, and recently I notice that there is 1 floor up in block A for 1 week, hope they can maintain this speed and get vp soon

Technically yes BUT ………

Since completion of this project is long overdue, the developer most likely could only offer a portion of LAD that purchasers entitled. They have cleverly categorized the project under SOVO, which is not under HDA. Purchasers can't claim LAD via tribunal.

You need to read your SPA carefully...

Also being commercial SPA, there are plenty of loopholes developer can exploit to avoid/minimize lad payout. For example, you need to see any clause that mention architect can issue certificate without CCC, or the completion period starts from date of local authority approval etc.

The retaining wall does caused stop work order. The main reason is fund ran dry, causing maincon to stop work.

I need some advice here.

I bought a unit in 2014, receive a statement saying that I owe the developer GST. What shall I do? Their invoice doesn't show GST register number. And they charge me late payment, which I think it's not fair, for I just received the invoice a few days ago, furthermore, it's because I called to ask about selling my unit, then only they sent me.

Any owner here facing the similar issue?

Hi I have PM you my hp no. This developer is really like shit and I dont think they have competent person to handle the case. According to the PIC Billy we must pay the money about RM4K plus in order to collect the key. I have insist that to be contra with the LAD. He said cant according to his boss so call Dato. LAD matter they have passed to Lawyer. I told him fuck off if all owner collect keys oredi dont think his company will compensate the LAD. So we have to group together and fight on the LAD issue as taking legal action individually is very expensive.

Hi, i am one of the buyer of montena suites. I have appointed lawyer to send the LAD letter to developer and there is no reply from developer. Lawyer suggested we take legal actions together with other buyers to reduce the cost of legal.

Better engage lawyer or check with SSM if indeed developer being wind up, bear in mind all purchasers will be categorize as unsecure creditor and will be the last to receive compensation if any.
