no doubt SUKE highway might have some impact for this project, but it also provides a better access as well. Those units which facing the park or facing bukit will not be affected and yet getting benefit of the highway. in general, IMHO, SUKE will be an advantage..

Hi, I also invest in this project, get to know this project from a good friend, whose husband is friend of the developer, according to her, no doubt is small developer, but it is the first high rise project (previously were all shop lot projects, which has VP), and due to this, the developer wants to make it nice to be his flagship project. This is the reason why there are so many extra things given with this kind of price, and location I would say is very good. Hope that this will be materialized after 3 years la...

First: I personally think that SUKE highway is a plus point for this project, because according to the map, the intersaction is in front of somewhere around OCBC bank, means residents in Montena can avoid all the jam and access to SUKE highway. Those units, especially facing the park and facing west (facing Bukit Mandarina) will not have noise or air pollutant and can enjoy the accessabliity of SUKE as well, the major problem of cheras area is traffic jam, and this actually is a plus point for this project. thumbup.gif

If I were to choose in block A for 603 sqft unit, high floor facing west should be the choice, less impact if u consider the SUKE highway and yet u may enjoy the klcc view (high floor only), lots of city people prefer west facing rather than east, coz they wake up late and normally go back after sunset...facing west actually can sleep late some more...just IMHO...
Anyway, unit 13A (2 rooms corner) is the best, bedroom facing south peaceful park view whereas living room facing KLCC (high floor) , the really corner unit without getting viewed by other units....shortest distance to lift and yet having privacy...

Haha...SOVO doesn't mean wake up late la...what I mean is young people nowadays sleep late and wake up late la....(like you post at 3.40am!! or you wake up so early??...just kidding)

because the design of this project is small unit, which is a bit more suitable for younger people or young couple, and they have the tendency of waking up late or come back late ma....

haha...if got drop off 2 bedrooms i also want to grab lo...during that time I just managed to grab one only....but mine is corner unit, and on the top floor, means can go to the sky garden everytime when I want to smoke...haha....nice not?

Ya, I bought in a very very early stage, even before the sales office was setup, of coz enjoy 8% discount rclxms.gif drool.gif

For me, i really hope the highway can be materialized, it will benefit the traffic there, and the units i choose will not be affected by the noise pollution by the highway...coz one is the corner, one on high floor facing west... brows.gif somemore, the proposed interchange will be somewhere in front of OCBC, it is so convenient for resident of Montena can directly shoot up to highway and say bye bye to all the jam there.... rclxm9.gif

a mega project called EkoCheras recorded super BBB during last 2 weekend, will Montena benefit from their price? 596 sqft sells at 425K onwards...
I bought Montena 603 sqft at 283K, almost furnished somemore...MRT factor cost 140K price higher....huhh...

That's why montena price is cheaper but yet kl address and location not bad also...close to Phoenix station ( not walking distance but short driving distance, anyway Phoenix has park & ride concept)..
If SUKE highway can materialize then even better, coz the interchange is just somewhere around OCBC bank there.....
Different market segment but yet still a good choice for investment due to its competitive price tag...
