GST is applicable to all billing done after 1 April 2015, not only for projects launched after 1 Apr 2015. For commercial projects like Montena, the developer will pass on the GST to purchasers. Since the project only reaching 2nd floor as of today, there are high chance that all purchasers have to pay 6% GST for the remaining unbilled 70-80% of purchase price.

Btw, the project is suffuring serious delay. Don't think it can be handed over to purchasers as per schedule.

The construction work has already been delay by more than a year. The one who jalat is developer.

In that case, purchasers could team up and bring the case to Tribunal. If developer reluctant to honour Tribunal's award, bring them to court

You will be paying GST for all stage billing issued by developer after 1 April 2015, not on installments.

E.g. Purchased price = RM 500,000
Amount billed todate (no further billing until 1 April 2015) - 20% = RM 100,000
Unbilled amount - RM 400,000

GST payable= 6% x RM 400,000 = RM 24,000

There are some special clauses for existing contracts, which may allow lower GST. Please refer to http://gst.customs.gov.my/en/Pages/default.aspx

of course, unless your bank is willing to provide extra financing for GST. Banks may want to do so since there will be extra income for them

The progress of work is very slow

The sub-structure work was delayed for 1 year. Part of retaining walls collapse and stop work order issued by DBKL

Maxim is being build on flat ground, I didn't see any slope there

What is your S&P date and the VP date? The progress of work is alarming, considering that there was more than 1/2 year delay on sub-structure work.

The progress is very slow

Cheras Sentral MRT Station is about 1 KM away. It may be still within walking distance but you will be sweating like mad by the time you reach the station.

Construction works have just reach typical floors. The progress could be speed up now.

Comparing this photo with your last photo posted on 4 Oct, it shows that about 1.5 floor were completed in 7 weeks.
The construction of the last floor took 33 days, which is very slow.
