I would love to gather force here to create a FB page for all buyer for information sharing.

Anyone dont mind being the web master or admin of the FB page? haha..

If no volunteer here I will create one and share out the link later on..

My S&P is signed on Oct 2012

Mine is 1 BR and initially bought it for own stay but i dont mind renting it since i am staying at another places so its okay for me either way..

another thing to take note is that I realize their progress is slow comparing similar project around that place near Phoenix..

I have signed my S&P for 1year and 4 months and still dirt all i can see??

Hi all,

I think I might be one of the very first buyer, as when I booked my units, the office don't even ready yet, it should be around May 2012.

I signed my SPA in Aug 2012, but please bare in mind that the 42 (36+6) months is from SPA date or building plan approval date (Jan 2013) whichever later, means the start date should be Jan 2013 instead of Aug 2012, so the VP date should be mid 2016.

I purchased 1 2BR and 1 1BR, plan to sell the 2BR after VP and hopefully can rent the 1BR after VP.

Hi all buyers/ investors/ master

Do you have any idea of GST implemetation on next year? Do you think it will affected to the buyers already signed SNP?

If Montena isnt cover under HDA, the SNP agreement just only between the buyer and developer. And developer may favour themselves in the agreement. Meanwhile, developer may request buyer to pay for the GST, during construction period on next year onwards.

Since this is not under HDA and is SOVO, GST will apply from 1 Apr 2015

If not cover by loan, need to pay sendiri??

unless the original owner is a company and annual turnover is more than 500K, in which compulsory to be a GST tax payer.

This is only applied to newly launched project which launch after 01 April 15...montena has launched quite some time
so in future sales, either is sold by individuals or those who buy by using company name
so for future subs ales, it won't be affected for those who bought by individuals name and not declare as GST payer

Bro, u better check with the developer...all progress billing after 1 apr 15 for commercial properties is subject to GST

Say the unit is 400k and 300k has been billed before 1 apr, the 100k after that will need to pay 6k GST by the purchaser to developer
