a mega project called EkoCheras recorded super BBB during last 2 weekend, will Montena benefit from their price? 596 sqft sells at 425K onwards... I bought Montena 603 sqft at 283K, almost furnished somemore...MRT factor cost 140K price higher....huhh...

That's why montena price is cheaper but yet kl address and location not bad also...close to Phoenix station ( not walking distance but short driving distance, anyway Phoenix has park & ride concept).. If SUKE highway can materialize then even better, coz the interchange is just somewhere around OCBC bank there..... Different market segment but yet still a good choice for investment due to its competitive price tag...

just passed by last week, I can see a very high retaining wall almost complete and the shop lot already start the structure. Condo site lots of lorry and crane...

u bought it directly from developer or property agency? whats the current price + discount rate?
any 2-room unit available?
site progress:
tons of workers and cranes, still working on the ground foundation. as for the shop lot, 2 storey were built.
altitude 236 IJM is reaching the sky.

Just bought 1 unit 603sqf, use for investment and rent out. As per agent rental around that area can't reach up to 2000k for fully furnished, what ur guy opinion? Can't rent out at such high price? Please share opinion. Thanks.

Can someone clarify if Montena is covered under HDA or not ? normally SOVO/SOFO etc is not covered under HDA and legally it can't be use as pure residential ... Maxim is covered under HDA and can be used for pure residential, though it is sitting on a commercial title.

I am having the same concern too.. weather can it be used for residential purposes. My fellow consultants raise an issue is that based on his previous project, the management office doesn't allow the tenants to stay for overnight. Yes, the sales, the agents may say it can be used for residential purposes, But down to the line, who bare the responsibility? not trying to critize, But it best to make things clear.. some buyers may buy for investment.. But when u intend to sell it, the potential buyer will have the same concern too.. hope someone can give advice too.
