Time will tell. I'll give each project 1 year after VP for better occupancy rate given the reno work some owner might do and the hasle of moving in if not during school holiday (change school etc). Most people who can afford DA I would say a matured family with atleast a kid in primary.
*
The concept of relaxing DA appeals most to the older gens and not really for youngsters (If price is no issue). More greenery & relaxing environment

Both my left and right neighbours are retired chinese and I like that a lot. Most in my lorong are young families actually, with a few chinese and indians as well. We have about 100 occupied houses (of about 160) one year after VP. Now, feel a bit more secured.
*
And if you dont mind which phase is that?

I was there on Monday. It seems most of double storey Aster Grove has completed up to roof. You can drive up to the front entrance of the development now from Jalan Elektron U16/68 or Persiaran Neutron. You can see Cahaya SPK from there too.
*
Are you sure? last time i was there, i see nothing. do you have any pics?

Mine is aster groove will complete next year.
Just ask, is im paying a good price or being cheated?

Middle unit, 2 storey, price about 800k, bought last august.

Anyone can clarify either mine is on high side or not?
*
Must be leftover or loan rejected unit. Did you entitle for the Sime Lifetstyle Package Promo? Most of the Aster Grove purcashers got it because they sign the SnP during the promo. Low DP, Free Legal Fee, Free SnP, Free MOT, Free electricity registration, DIBS and etc

Yes, I bought phase 1 for 848,888..

Way ahead for a Project Launched approximately 6-7months back. No chance for LAD? Hehehe

Partly because most of the units are DIBS and of course they're pushing for it everyday

Thanks for that. I have checked around. Saw from Mudah and iProperty there are several ads selling at about RM750k for 2 stories.

Are the 3 stories ones worth the price of another RM250k? My wife and I really like the design of the 3 stories.
*
For me, a 3 storey is not really practical here in Malaysia. With the long working hours, less exercise, eating unhealthy food, getting fat and etc. Most people would have problem to go 3 storey up and down daily.

Eg - You went down to go out and you forgot your car keys at the 3rd Floor. shocking.gif shocking.gif

Yup. even the 3 stories design very appealing, it is not practical for me n my  family.
My personal opinion, better get corner unit, and renovate a bit.

Anyway, i do not have other experience with other sales agent.
Mine is VJ, he is ok, but can be better.

Hi!
Sorry to ask but you did mention that the Aster Grove you bought was for RM800k circa August. Was it prior to discount and did you get the Lifestlye campaign promo?

If you dont wish to disclose, you can pm me as well. A fellow Aster Grove owner as well

New unit for Corner or end-lot now will be more than RM1Mil. This is because normally in DA they make these unit bigger. e.g. Aster Grove intermediate 24'x80', end-lot 28'x80' and corner 31'x80'. These are the building sizes. For land, end lot you get extra 5' and corner >18'. Get the AG3 brochure from here http://issuu.com/simedarby.property/docs/a...ochure_08112012

Not sure for sub-sale.
*
The 3-storey Corner Lot Aster Grove are damn sexy.

On a sidenote, Their opposite will be the 2 storey owners and I think their price will also shoot up to "even" the 3 storey price upon VP

Hmm..
Cari makan ada susah sikit nowadays..
*
If you're unsure, dont do it. Lack of knowledge will make you suffer. Dont flip. Buy for own stay or do some rental. Keep the market healthy

Yes Fern lane cluster very quiet. I went for my evening walk there. There were a few units doing reno but a lot of units for sale. Thank god the Clover clusters are filling up fast. I am in thh middle cluster and already have abut 7-8 families have moved in 30% occupancy not bad huh smile.gif
*
Mostly its like now nowadays for landed property. Blame it to the flippers who wanna have some quick cash. Plus it will be the waiting game. Ill wait for the neighbours to move in first, then Ill move in etc etc

I really don't see much movement in FL. My target to move in is 3rd quarter but from the looks of it, there won't be many neighbours.

My FL unit is currently under reno by the main con. So far am quite pleased with the progress, his quotation is also by the far the cheapest. smile.gif

Just curious - why is Aster Grove price so much higher than the recently launched Serrisa Terrace and Saffron Hills? One of my relative got AG for 845k, is the extra 2x5ft land worth that extra 100+k?
*
The materials used is different from Saffron Hills, not quite sure about Serissa quality. Plus AG was launched during the Lifestyle Campaign which has tons of benefits (Free MOT, Legal, SnP etc)

Price getting ridiculously high (or maybe it's just me) . What more ridiculous is the take-up rate like u said...some cleanup during balloting.. Not sure about new launch in DA now, but they start to launch Elmina township now
*
Something BIG is happening over there at Elmina. Phase 1, 2 & 3 almost all kena sapu.
