There's already operating shop lot in DA, but the bigger commercial area where banks are located (aka e-boulevard) are under construction and will be ready early 2014 from the last I heard.

Your MT are p1 or p2?

Price getting ridiculously high (or maybe it's just me) . What more ridiculous is the take-up rate like u said...some cleanup during balloting.. Not sure about new launch in DA now, but they start to launch Elmina township now

Yes i saw in the masterplan.But only few units, i think mayve 5-6 unit.no sure what kind. A bit weird location to build 'small' commercial area

R u the owner? We can propose SD to FnG the area of WP,Aster Grove, Maple, Serissa and Mulberry as all this phase are under one area.But to have this, we need a strong RA. Im sure its do able becoz all the phase I mention have a single entry/exit point

The denai of all these phases start and ends within these phases as well thats y i think its do able. Although it might also means that it will be exclusively for those resident in those phases only.. Haha..Im sure we can work something out. And yes not those 5' type, atleast 10' with electrical fence on top like they did in USJ height and ara damansara smile.gif

I saw in the news SD has start to market their first banglow phase in DA. Launching coming soon.

Anyways, here's my take on Ivy Terrace:

Occupancy rate: The number of for sale/rent posters/banners only represent maybe about 10 or at most 15% of the entire phase. Occupancy rate is picking up and should reach around 50% by the end of 2013.

Design: Since there was no show house, we had to rely on the plans. Other than a stupid wall right smack in the middle of the MBR and too many fish ponds (end unit), overall it was ok lahh... Some of the room proportions might have been a bit weird but livable I guess. 

Finishing: Considering my sister lives in BJ and spent a hefty sum in buying property in D'Puncak, I wasn't expecting much but I was glad that SD somehow impressed. Built quality was good and the materials used does meet my expectations given the price I paid for the house.

Defects: My main worry was the sky-light roof thingy and as I mentioned earlier, was so glad that it hasn't shown any leaks. Other than your normal hairline cracks and minor paint chips here and there, overall it was ok. My only grouse would be the doors. Good quality but poorly maintained during construction. Scratches and peeling due to water seepage on almost all the doors.

We've done a first round of defects submission and it has been corrected (almost 90%). So the second round of defects would be for the doors and that should be it.

Moving in: Sometime in Q1 of 2014 from the looks of things. Managed to secure kitchen cabinets during the recently concluded living expo in Mid Valley. Maybe some minor reno work (budget constraint) but things should pick up after Raya wink.gif

If I'm not mistaken the alignment is in between DA n Cahaya SPK. I really think they won't build bridges/flyover on top of our house hehehe..

Value wise..I would say good for any location with good access.So don't worry so much..if prop value drop, surely not because of DaSH...dust factor normal la..nothing much we can do.Only hope they manage the construction site properly..sikit2 debu I can still accept biggrin.gif

Cannot enter the project site. I went thru willow park entrance. went into one of the willow park unit's front gate and exit at the back gate of the house. From there I can see clearly my house because my MT is at the last row (DF).

Try to enter willow park to have a look but all doors are lock. But look from outside was not bad. nice design. And the gate less-folding panel garage make it look like some overseas house..congrat to the owner rclxms.gif

Dont worry..in Malaysia, doesnt matter how much the toll is, people will still opt for convenience over traffic jam. tongue.gif ..sometimes pay toll also still traffic jam.

Hope the 3 lane -dual carriageway DASH will sustain the traffic atleast for next 15 years...or else..bad planning
