I wouldn't recomend darkening or putting mettalic laminate on your windows. Reason being is that you can't see what's happening inside your house when you are outside and this is a security risk.

Visibilty is very important when securing your house.

Make sense..not option then.have to sacrifiy look over security.

Yes , got my keys, generally quite happy with the quality. The toilets are a step up from the rest.

Initially for investment but may be a keeper now instead.

Thinking about breaking down the internal wall for the 1st floor room so that the 1st floor can be an open plan floor, and for better airflow front to back.

It's also a better place for the dining area to be across from the kitchen.

Only concerned that it's a structural wall, and complicated by the fact that there is a fuse box panel on it as well.

Heard some owners are thinking of turning the garage into a living room which does make a lot of sense when you think about it.
*
I will keep the first floor room since my parents have talk into turning the room into theirs.Initially plan for guest room (if my parents or inlaws come). But turning the indoor garage into living hall is another idea Im exploring too but cant decide since I havent taken the key yet.Wait for me come back from outstation. But I will definitely level up the 'pool' and grass it up since Im not really a fan of water features plus it took a lot of space on the yard.

Got to get good feedback from you.Hope mine is equally satisfying smile.gif

Yes let's catch up and exchange ideas.  Rooms other than the master, are a bit small though. Anyway I've got a long list of rectification works we can compare.

Lets...wait till I comeback and collect the keys.. biggrin.gif

Friend of mine received her full settlement letter for Willow Park today

Breakdown of charges includes:

Assessment Invoice RM81
Water Deposit INvoice RM150
TNB Deposit RM800
Quit Rent invoice RM30.74
Maintenance Charges RM435.90

Any idea what the Maintenance Charges are for???  Its not gated nor guarded so the maintenance charges are a bit baffling.  Haven't gone to see the customer service yet to query.  Anybody received the same charges?
*
My MT

Assessment invoice. RM29.91
Water deposit invoice RM100
TNB deposit. RM490
Maintenance charges. RM462
Quit Rent invoice RM18.58
Sub total RM1,100.49

Haven't got the chance to argue. When I came to set appointment to collect the key, they already deducted the amount from my free 10k rebate I got when I purchase the house...&$$&&?{£|>€|£{%^

could it be the charges to maintain the area plus the temporary guards?  To be honest, i thought the Fern Lane public area is pretty well kept!

I collected the keys to my Willow unit.  Generally satisfied with the build quality, and the fact that it comes well equipped with 2 water pumps, heater, alarm and others including even a jacuzzi bathtub. Also noticeably there are no hairline cracks on the walls which I hv observed appearing in other phases and the paintwork was also done well without discoloration or patches.

However my biggest gripe is the metal folding garage door. It's operation is downright dangerous and appears to be a heavy duty industrial type of design with no sensors to detect obstacles. And it's one push for open and close, so it'll potentially crush anything in its way! cars, kids, maids, and pets and old folks included. furthermore the garage space is woefully short and you won't be able to park 2 cars of reasonable size in it. Two myvis yes, but two sedans, no way.

This appears to be a serious design flaw by the architect, and developer and I believe many owners have lodged complaints from both a practicality and safety angle.  If you haven't, you should in order to get the developer to do something about it.
Sime Darby as a responsible developer must look into this and find a resolution urgently, either to get the contractor to modify the design and incorporate safety features, or replace the folding door with a single pane roller type, before a serious accident occurs and injures a home owner.

Drop me a note if u feel the same way about Willow's garage doors.

I've collected my MT keys and VP last week. The SD guy who did the HO told me about the issue at WP due to the garage door. Heard that some owner have bring this into lawsuit. And yes it look small. I notice this when the SD guy brought me to WP to witness my solar panel on my roof. However the overall built of WP (mind the garage) I would say slightly above par. The design was nice and pleasing. If have money, I would buy (provided they fix the garage issue biggrin.gif ).

AS for MT, saw some unit already start reno. Manage to say hi to one of my neighbor across the street a malay lady with a movers infront of the house. Moving in her stuff from her old house first and will stay temp. at her parents in S.alam for while until everything settle.

Plan to go for defect checkup before end of the month..Nothing major I hope although I notice some water mark on the master bedroom and the wooden floor.

The First 24hrs mamak/nasi kandar shop was just opened a day ago I think?!  Getting more "convenient" now...bravo to the shop owner!

I feel truly relax whenever I pay a visit to denai..  The environment is green, quiet and best of all I don't see any high rise buildings at all in the whole area!

Feezar25, have you moved in into your Maple Terrace yet? What's your experience / feedback about the house and design after receiving the key / vacant posession? And Goldwish & Faymeric, are you guys planning to stay in your purchased unit of Aster Grove or flip your property?
*
Not yet bro.Just submitted my defect list at CRM office.Generally speaking, Im satisfied with the overall work. I asked my friend to help me on the defect checking (for fee since his a profesional) as he work as QC at one of the developer and he knows the contractor personally as he deal with them in day to day job. Even he said the workmanship is generally above PAR. So im happy.

Happy to see more trees have been planted in DA

Oh, i didnt notice it in DA FB. i find DA FB full of advertisment. anyway, good to hear DASH make some small move.

was excited last week to see serissa houses almost done with barrier taken down. the denai between serissa and mapple still need a lot of work to clean up.
*
Its in DA FB closed group..

Yes I assume they want Serrissa and AG to fully complete first and only they'll start doing the landscaping

Hi, Im a MT owner too. Planning to move in? The rate of moving in is too slow. There must be a campaign by the developer to push for greater occupancy. It will be better for growth in the areas; commercial etc...

if not mistaken only one house currently occupied at MT..
*
Theres 2 occupied.one near the entrance and one on the 2nd last row.

Saw some landscape work currently ongoing on the empty land near the palm estate and also space between MT and WP.Nice..agreed.SD should put more effort to increase the occupancy rate.
