for some big timer below 500k they just cash buy. get 70ltv pay 30dp also not an issue for those using loans as whenever wherever whatever they buy ltv is 70 anyway for 3rd property onwards.

dev unload with big discount also helps a lot..with sales. certainly does not help subsales.

GR offered cheapest landed rental in cyberjaya. All agents use this to push down the rental in other parcel. GR smd rental is like link rentql to SH and SEG.

Location wise they are the furthest from cj township amenities

Seriously I don't see how far further GR from SQ.. All I know if i wanna to grocery shopping, IOi city will be a better option. If there is the case, I guess GR will be nearer compared to the rest.

The slip road to MEX opening soon that make the distance from GR to access MEC even nearer than from SEG.

Anyway if CCC completed, the entire CBD of Cyberjaya will be at GR side.

Garden residence will be near to future mrt and sky park. But I still feel that MMU will be the center of everything. So Cyberia in fact has the best location though it's old.

Unfortunately some just say so coz they paying much higher entry price and need to make sure their investment is the city centre. For sure, it won't be the case.

Most of the time, they not aware that GR already got one link bridge connecting into LKW and access is much easier as internal part just plain too much traffic lights.

I think its bcoz no newer development around that area that launch @ higher price and give better value for garden residence...

Actually quite a few good deals if you know some ppl ariund there. I got a top bos in subsidiary of mk looking to let go all 3 of their penthouse unit in older cyberia at 380-450k. Previously it was on sold for 700k 😏

cyberia only good for student only.. the condition of cyberia not very good for own stay and family.

u will have better deeper cut price from SEH, Mirage, all those near MMU. The nos of supply there is too huge to support. Too many investors.... Time will come

Then u will see which is hardest hit... those with higher price ....

are u staying in GR ?

actually do grocery shopping in ioi city mall is vr time consuming...huge mall doesnt mean convenient, u need to spend a lot time to park your car, que to pay, pay parking, and get ur car

the better option is dpulze jaya Grocer, imagine a scenario u just wan to buy a ketchup....by the time u make payment in Tesco, U already can reach home from Dpulze.
