the launch original price was already quite high....nothing less than 700k if i remember correctly 4 years back...

its kind of normal for them to expect such price...

however let the market naturally dictate wether its the correct price or it needs correction wink.gif

Theres Giant Nearby Equine Seri Kembangan area as well as Aeon Equine there...i dont think they will open so soon in cyber unless economics of scale in residential population to be much better in the future... right now the commercial establishment in cyber is profiting mostly from office worker during office hours and some cyberia rental student/worker stayers after office hour...family resident is still form a very small population in cyber...

You live in Cyber currently bro? Im in Shah Alam just currently and i used to live in cyber the last 6 years. Personal experience, Equine Seri Kembangan IS very very near..Cyberjaya area is actually very small compare to area like SHah alam, PJ,...so any place neighbouring cyber is actually quite near....just 15 minutes drive to get there... I also receive comment food in Cyber is expensive...kinda make me confuse...the price when i dine out in cyber per meal is similar to when dine out in Shah Alam....

Im a malay and theres many malay food restaurant or mamak stall in the domain, cyberia, glomac shophouse or sometimes i even drove inside mmu to eat at their food court....

But despite Shah Alam status as a mature township...i find theres not many food variety choices especially a memorable delicious one...in Cyber....my theres many choice and they have the best tasting arabic food and its cheaper than any other area...my personal fav Saba restaurant....got Indon Ayam Penyet shop, got fast food Burger King, Pizza Hut....even got chinese muslim Xinjiang food in CBD 2....

BTW if u r a cyber stayer you would know this neighbourhood dont really need big hypermarket....i always shop my groceries in Cyberjaya either in NZ(located at Cyberia shop) or Roswell groceries stores(The Domain/Neo Cyber shop)... they have almost everything you need there...

u hardly go wrong with Serin or Cristal..Mutiaraville or Ceria is 2nd choice....not to confident with their landscape and design.... imagine if u need to make a decision to stay with ur wife and 1 or 2 kids....with limited budget 400-600k...

Choice not many actually....units like Pangeae, The Domain, Garden Plaza, Kanvas, Cybersquare, The Hyve, Tamarind Soho, Third Avenue all awal awal sudah pangkah out liao....i cant imagine raising a small family in a studio or pigeon holes unit....

I guess what u say is right...

Checking out with quite a nimber of real estate agent that try to deal for subsale...

Subsale in cyber so far quite bad bordering tak laku one...

Bank must be over cautious if its higher price product...

This is riskier category...

For property less than 500k inthink they wont be so cautious...

Still can unload at auction market and can recoup almost 100 if not slightly less than original amount

I think its bcoz no newer development around that area that launch @ higher price and give better value for garden residence...

Actually quite a few good deals if you know some ppl ariund there. I got a top bos in subsidiary of mk looking to let go all 3 of their penthouse unit in older cyberia at 380-450k. Previously it was on sold for 700k 😏

Anyway wait for shops to open in garden plaza then garden residence owner didnt need to travel far for daily necessities
