Hi All, my unit number O-13A-25 (investment).
I'm currently outstation, not able to followup closely.
But one question in my mind is, if we sign the SNP that lease year expired on 2096, if they really paid premium to renew now, are we going to sign SNP again later? Otherwise our SNP is still in 80 years (2096), if lets say we going to sell in in future, how we going to tell the buyer?

Not really expert in this matter, but as far as I know, when we wanted to sell our unit, banker will evaluate our property. Even though in SNP it is stated the lease year is until 2096, the bank will still check with the land office to get the information. So as long as the developer did paid the premium to renew it, then it should be fine.

Please correct me if I'm wrong

both letter dated May and Aug-13... any idea the renew lease will start from which year? Since the Aug letter content asking to process ASAP...

This i have no idea.... but for our is good to go....

Regarding my doubt about 10% also was cleared ...

She replied to my gf the 10% rebate still remain the same as usual.
They issue the letter is mainly for Mr Tony was no longer with them and they worried tony received more money from us (Buyers) . blush.gif

as i told it earlier... not possible to do one.... luckily we going to cancel the units... will surely boycott this developer forever!!!

me too cancel last week..
according to officer will get back rm3k..
just fax letter say commiment high,will get full refund,,
i thk too many ppl cancel d cause of snp delay,maintence fee,cheating of spft,79yrs left
,so they just fully refund with easy way..
if a good property,all the owner will keep...
but why this condo so many owner cancel and give up??????

as you said early... this is not suit for investment ....also the least left 79 after done.... maintenance fees from 0.2 up to 0.25..... s&p drag from last year july until now... about 7month +


So go else where... since i got one in penang investment... maybe go singapore to invest smile.gif

Today I have some free time and I called up Ms. Lim to check / clear up something.

Regarding on the maintenance fees, according to her, developer side has long time decided on RM0.25 and she don't know why agent will mention RM0.20. But I was told last time it is RM0.22, so I also not sure which side is telling the truth.

Then regarding the 10% thingy, since it is not mentioned in SNP, she said after the SNP is stamped, they issue a credit note regarding the 10% to us, so we don't have to worry that later the developer will come after us for the 10% deposit.

And I also kepoh a bit and asked about the total take up rate, she mention is 70% although it is not officially launch yet.

I not sure how true it is but that is she told me just now. And based on my dealing with her, I would trust her as she really follow up my case very well and always hold up to her promise, unlike those day the Ms. Salawati who always give me excuses.

For me I can only hope for the best.

just for curiosity, since developer is the one who decided the rate 0.25, is that mean they will run as management body to maintain and service our condo? or they can simply outsource to another management company?
since we are going to be charged 0.25, we need to expect some well service from the management body.
