Dear all forumers,

Recently ive been doing some research on the condominiums at Mont Kiara & Hartamas Area. The prices are softening at the moment.

But it's very hard to find a particular unit which is best due to the enormous amount of choices available.

Have been through several onsite visits, as follows:

1) Hijauan (very dense consider the amount of units on such a small piece of land, lifts are surprisingly small and the noise level is bad)

2)MK10 (beautiful layout and great amenities provided, but view might be block by some development nearby, not to mention the air flow of the unit is bad due to the lack of openings of window.)

3)MK11 (dislike the circular layout of the unit, hence, you cant really utilize the space to the max, noise level is really high as well)

As for
4)MK28 (currently still under construction)
from the show gallery and the layout plan, it looks really nice, its in square in shape and the layout is very much utilize.
Just that the fear for noise level due to the nearby highway.

Like i said before, there are many more choices of condo out there in Mont Kiara & Hartamas. It will be great if you all could share your experience or opinion, on which you think is best for a household.
A quiet and modern living household.

MK/hartamas always the top living place for me...

if budget unlimited, i will chose Seni, high floor unit with unblock view for KLCC, KL tower, new istana....

If compare with current new launch around klang valley, I think MK/hartamas price is quite competitive, no?

yup, the new launch at other area make the subsale unit at MK/hartamas looks quite cheap...

but ppl like the newer factor, and some ppl might think, wht so special and good about MK/hartamas...

Read on the newspaper the Indian High Commission will moved to MK1, the building at the entrance of Jalan Kiara leading to all the condos, I wonder will this create chaos for the already terrible traffic there?

If you're looking at MK10 & MK11, then your budget must be >rm2M. You're looking at the top-of-line condos then, which apart from the ones you've listed above, you can take a look at Sunway Vivaldi, Seni, maybe Lumina Kiara duplexes. Not really "enormous choices"
Other condos I don't know but I doubt MK10 prices are softening though.

oh ya... been to seni as well.. the view i got to say it's very very nice indeed. but still the noise disturbance is very terrible.
which makes the balcony totally useless, what's the point when u open the balcony to direct some air flow into the building but with the constant noise from the highway, it's just a major turn off.

trying to look for one more quiet unit with modern design living.

Looking a more quiet unit and decent environment for family. as you know condo are very much affected by the management operator and the community who lives in it.

i visit the actual unit at seni before, the highrise all facing highway, very very noisy. personally i prefer mk10 facing pool, nice landscape.
kiaramas danai is quite nice too, private lift lobby, layout for the 2500sf is nice.

MK is slowly turning into an own stay consideration for many. For about a year now I've seen a few people who decided to consider MK for themselves - either immediate or long term future. Like most of you mentioned, the price is very close to new launches in places much much further outside the city.

I myself am looking for something for long term own stay but budget and expectations haven't met each other yet smile.gif

Yup,Mk and hartamas slowly become a place for local own stay, not very good place for invest , but lots of expat especially those come with family will still like Mk due to internationl school and all the amenties around.....

not entirely true if you managed to korek one of the forumer here which mentioned he got his unit for 400k with 2,500 rental tongue.gif

did you also try kiaraville next to seni? good location. they also have big size units with quite attractive price compare to seni. some of the big units even have 4 car parks.

MK investment is not dead lah. MK is mostly subsale play now. Thats why flippers not so keen as initial outlay is steep with stamp duty and no DIBS play. On the other hand, MK gives decent rental return and high-end tenants. Its mostly rental play. Too slow for the flippers.

The low rise blocks have units facing the swimming pool. I think the noise level is acceptable in those units.
