Dear all forumers,

Recently ive been doing some research on the condominiums at Mont Kiara & Hartamas Area. The prices are softening at the moment.

But it's very hard to find a particular unit which is best due to the enormous amount of choices available.

Have been through several onsite visits, as follows:

1) Hijauan (very dense consider the amount of units on such a small piece of land, lifts are surprisingly small and the noise level is bad)

2)MK10 (beautiful layout and great amenities provided, but view might be block by some development nearby, not to mention the air flow of the unit is bad due to the lack of openings of window.)

3)MK11 (dislike the circular layout of the unit, hence, you cant really utilize the space to the max, noise level is really high as well)

As for
4)MK28 (currently still under construction)
from the show gallery and the layout plan, it looks really nice, its in square in shape and the layout is very much utilize.
Just that the fear for noise level due to the nearby highway.

Like i said before, there are many more choices of condo out there in Mont Kiara & Hartamas. It will be great if you all could share your experience or opinion, on which you think is best for a household.
A quiet and modern living household.

oh ya... been to seni as well.. the view i got to say it's very very nice indeed. but still the noise disturbance is very terrible.
which makes the balcony totally useless, what's the point when u open the balcony to direct some air flow into the building but with the constant noise from the highway, it's just a major turn off.

trying to look for one more quiet unit with modern design living.

Looking a more quiet unit and decent environment for family. as you know condo are very much affected by the management operator and the community who lives in it.

Thanks for the kiaramas danai tip, i went and do some research on it.. it's completion date is somewhere around MAarch 2013.
It's initial launch price is very high compare to others subsale.
due to the mushrooms of sky-rise condominium within mont kiara, it is hard to get a unit with nice and undistributed view nowadays.
Anymore recommendation?

Havent view Vivaldi yet... But Seni, Hartamas Regency is a no no....

Btw, condo's by asia quest seems pretty good. any opinion?

Malaysia have so much land and so many other nice township. Even you stay condo, should get somewhere that provide more accessibility, more values and better air space. Oversupplied in that area also killed the values and qualities that the condos provide. IMHO, stay out of this area. The value is not going to go up anytime soon over there. No rush to buy.

especially the older units..... most of the owners are moving out of Mont Kiara (correct me if im wrong)

Many properties in mont kiara are now on sales, and i've even seen some on auction. Still worth while investing?

i believe things are getting a little out of hand here.

just to get everyone back to the topic, the major concern for most ppl in mont kiara is the mass production of condominiums which is causing oversupplied.

although the sales are there, lots of ppl that have bought are investors hoping to gain a profit from a flip, which leads to vacant units.

many family owed units are moving out to landed properties as well. in my opinion is due to the soaring asking price, which then again leads to vacant units.

it is those vacant units that are causing the poor condition of the units, because they are not well-maintained.

i may be wrong, but i would be delighted to hear from your point of view.

currently surveying around mont kiara, it seems like some of the condo price are softening down. i think it's due to oversupply and various segment of class.... not all of the condominiums are top notch... only the likes of MK10 & MK11 are asking for very high price.

anyone know any particular condo which is nice and cosy to stay in mont kiara?

what about the smaller unit at Flora Murni? from the outside of the guard house seems pretty impressive with the nature of greens.

anyone been inside before? how's the condo view and layout?
