did you also try kiaraville next to seni? good location. they also have big size units with quite attractive price compare to seni. some of the big units even have 4 car parks.

The low rise blocks have units facing the swimming pool. I think the noise level is acceptable in those units.

those are units are ok. i think it is better than seni as open space between swimming pool are further. moreover price is cheaper psf. however seni has bigger swimming pool and larger. it will be up to personal preference.

Why are the owners moving out? R they going for landed?  Is it traffic jam? Safety?

I have visited Pines, Sophia, Pelangi, Izen 1 along Kiara 1.  Pines seems nice and affordable at 6xxK for 1,200ft.  Pelangi a bit old and seems cramped.  Sophia seems classy and I was told that maintainance fee abt RM0.50, other agent said RM0.38, not sure which is correct, seems a little high.  Izen 1 seems to be the nicest but the facilities are a little short as compared to Pines.  I have come across a unit going for 830K for 1362 sqf, tenanted with ROI of 6%.  Not sure about this deal as hoping for better deal ahead.  I have never visited Palma and seems that there are relatively few Palma unit up for sale.  So, what do you think?

not true la!

many owners also upgraded to newer condos. there are also some who moved away but also there are those who moved in. through out the years if you noticed more locals coming in now
