highrise condo and name as mont kiara , but location is at Jalan Dutamas .



quite near to solaris mk . heard this selling around RM700 psqft .
need suggestion for this property .

publika has quite some nice local chinese food in their food court.

why do you wan to stay Mont Kiara if you are locals? when you arrive Mont Kiara. you feel like you are not in Malaysia anymore. There are too many high rise buildings around. Feels like Sg, or Hk.
Malaysia have so much land and so many other nice township. Even you stay condo, should get somewhere that provide more accessibility, more values and better air space. Oversupplied in that area also killed the values and qualities that the condos provide. IMHO, stay out of this area. The value is not going to go up anytime soon over there. No rush to buy.

The best place to stay is rawang, sungai buluh or even tanjung malim because not many high rise and no traffic jam. Mont kiara is one of the best place to stay unless u have no budget for it.

how in angun puri n changkat view condo , dutamas area?

a lot of foreign workers?
safe to rent?

We will see less than 2mil within 2012 for 10 MK soon.

Mont kiara with 3 international school and coming one more internatinal school. Fully agreed,  mrt and lrt might disturb but luckily mrt is at the matrade area which is near to the court or solaris dutamas. Property at jalan kiara not really affected...

Yeah man. Where other place got four international school...only mont kiara. Mont kiara internatioal school phase 2 also coming just next to mk 28! still worth to investin MK which price is reasonable compared to other area now.

The place that I have visted 2 weeks ago beat all the jungle concrete of MK. These tree are created by  GOD, not man made.

But the Kepong Forest view will be forever look so nice even after 1000 years. kekekek.....

..........and a foreigner from Australia fly all the ways from Perth just to see our kepong reserve forest.

The part that I live now have many trees, well develop, not run down, not over develop, have natural view, not ulu and most Malaysian have being here call their hliday home.

How is Solaris Dutamas? Is it worth investing here now at RM 784 psf for a 1148 sf bare unit facing the mosque? I see many units empty here. Whats the take up rate for tenants now? I also note many owners trying to sell off units here. Isnt this prime location since Publika is at the bottom?

I've recently booked a unit in ceriaan kiara @ 950k. Size 2036sqf

It's for own stay. I was quite happy about this unit until I heard all the bad things regarding the traffic along Jln kiara 3.

It got me thinking about this purchase. Is it a good but? Should I choose some other units?

I plan to stay in this unit for 3-5 yrs.

The agent told me the unit can yield around 4-4.5k rental. With this kind of traffic, do u think its possible?

I'm now seriously having 2nd thoughts about this purchase.

I am buying la grande kiara, 960k for 2000sf, which is just right next to solaris mk. For 480psf, what more can i ask for, when all other so-called "condos" in cheras/pj/puchong/sg besi/old klang etc are going for 500+psf.

IMO, best part for mk is the neighborhood, that's the feeling u cant get in old klang road or PJ. For those who are not familiar with hartamas/mk area, I dont think you will understand what I mean...

completed end 2005, personally i dont like any condo with more than 20 storey. So seni is a no no for me. New condo so what? Low den is the gem. Any new condo will turn old one day anyway, but high den cannot become low den. For good low den condo, I dont mind to come up with some money for refurbishment/upgrade one day when it grows old. Just like old condo in NYC and London.

Like I said, kiara 3, 4, 5, north kiara, what what what kiara, all are not so prime. Personally, i will rate them like segambut.

In Jalan duta kiara area, whatever can be build, already builded (after factor in arcoris and the YNH something like 168 kiara). If not mistaken, just a few very small pieces of land left here and there only.

Most important is do not build the link from kiara 3 to Jalan duta kiara, if they propose to do so, i will sure join the local residents to go on protest one. It was being proposed and rejected, i hope they wont propose again.

Hopefully the upcoming kl metropolis will have positive impact on mk, but if better development will cause more traffic congestion in neighbourhood, i will prefer no further development and let mk stay as what it is now.

IMO, damansara perdana area are way over developing now... I cant imagine that area 5 yrs from now... so much high density than mk....
