Vdo was take few months ago. From sky garden at lvl 29. Smaller viewing deck compare to lvl 23 sky garden.
Now lvl 29 have maintenance and window cleaning via gondola

Lvl 29, 23 access need get approval from buidling mangement.

Yes, have access card. If u ur purchased unit is high flr can go higher flr sky garden.
If ur unit lower flr can go to lvl 15 sky garden, if want go higher flr need get approval from management.

Means if once approved, from that day onward the lower floor unit can access directly unlimited using own access card? What is the criteria to get approval for the access?

Price really messy and jump higher especially studio unit because its limited

Facing forest: lvl 7-8, lvl 15-16, lvl 17-18

Lvl 7-8, up by rm9k

Lvl 15-16, up by rm 6k

Lvl 17-18, up by 11k

Lvl 5-7 up by rm3k

Lvl 3-3a up by rm3k

Lvl 1-3 up by rm2k

Facing city same flr lvl also price more higher than same flr facing forest.

Lvl18 up by rm20k
Lvl 17 up by rm16k
Lvl 16 up by rm18k
Lvl 15 up by rm18k for unit beside smart office facility room.
Lvl 3-13a up by rm16k
Lvl 1-2 up by rm18k.

For tower A, premium block with basement cp the price is even higher.. easily 10-15%++ than tower b.

The price up by rm58k for forest view whereas facing city up by abt rm68k!!. This is only 1st flr, same flr if compare with tower b, every flr in tower price also increase higher and once reach lvl 7-8, 15-16, 16-18.. the price per flr per direction will also jump higher.

This is before price increase abt another 5%, after dibs abolished.

Thats why the price psft close or higher than quarza residence studio psft when quarza launch.

Price diff for studio tower b lvl 1 and tower a lvl 18 abt rm 140k.

If u rent the unit, u can chk with the owner.
Lvl 23 sky garden also nice.

Yes, this is because limited no. of studio for VEO.
Only 71 unit studio for each tower.
Total 142 unit studio for both towers.
Studio is from lvl 1 -18 only.
Each flr only have 4 studio units.
Lvl 15 only 3 studio unit because, 1 space already been use as Smart office meeting room/lounge facility space.

Studio unit highest price last time was at lvl 18, after price increase developer reserve unit open up for sale is abt RM 658,888 facing forest

Facing city already sold earlier if not wrong the price is 678,888, RM20k premium compare to facing forest view same A tower, same flr lvl 18.


Its very limited and exclusive condo near to Quarza mall and KYS intl school, thats why the pricing so high for higher flr units.
Some studio units also have 2cp for mid - higher flr thus make the price even higher.

Eg.
Tower A, LVL 13, facing city studio with 2 cp - RM 624,888.
If 1 cp, only abt 607,888 & 609,888


The bigger units 2/3r 1443sft price even much higher than studio. Even the lowest 1st floor already rm925,888

Tower B
Forest view rm925,888 & 927,888 , City view RM943,888 & RM947,888

Tower A
Forest view rm 990,888 & 992,888, City view 1,010,888 & 1,012,888

Per flr price diff for tower A facing forest.
Price up by rm 2k for lvl 1 - 7
Price up by rm8k for lvl 7-8

Studio unit last 3-4 mths ago. i check only have 3 unit left, lvl 13 and lvl 15.. now not sure stil have or already sold out.
Big units dual keys and duplex still have.. those easily rm 1.5mil++..bfr disc.

tower A price - RM 2,666,8888
tower B price - RM 2,524,8888

Those who bought VEO mostly are professional or mid-high buyers.

yes, no doubt its different up class product. Given the same price tag, can actually get gated landed in K5 area or montana already. Buyers are flooded with choices with this budget. Again this class does not have investment values and most of them are buying for own stay. Price might stay stagnant for long period of time sweat.gif
