Nope.. i went to Sime Darby office at Melawati early this week...
The sales person told me VEO price starting from 600-700 psqft.

From the model layout, its just behind Quarza. Theres medium size Boutique Mall next to Quarza.
The sales person told me, there's propose plan to link Veo direct to Quarza mall via a bridge.
Yeah.. he also said, PV Melawati also just opposite road, price expected to go up also.

That is what Sime Darby sales guy told me at Sime Darby Melawati sales office .
Price might goes up later as usual. brows.gif

Theres alot other future plan nearby Quarze surrounding area.. more condos and townhouses, etcs..

Quarza - Veo
Montana - Forest reserved.
3 Residen - Bkt Tambun
Casa Rimba.

Its like a whole stretch of luxury condos, shopping mall, offices, bungalows and 3 storey houses along MRR2..

Seems like a good location for investment and own stay. thumbup.gif

Based on my contact info..

Soft launch in Nov without show room units.
Residential title
753sqft studio - RM480K onwards
1442 sqft 2 rooms - RM900K onwards
NO early bird discount
NO DIBS
10% downpayment

Looks like Sime Darby aiming at those rich buyers... shakehead.gif

Ok.. new updates..

1 car park included.
Free maintenance fee for 1st year after completion handover..
Air-cond and water heater only.

Early soft launch only for staff and VIp.... later only for registrant and follow by public.

was told the 753sqft only have 2 air cond ( living room & bedroom) & water heater, 1 car park...
Big & wide balcony, Living room, kitchen, utility small room, masterbedroom, toilet.

NO DIBS, 20K booking fees, balance upon SPA within 21 days.
1st 100 will get free MOT.
SPA & legal free free.
1st yr free maintenance fees.
Have 3 indoor badminton courts, Gym, swimming pool, cafes, multipurpose hall, etcs..

RM480 facing bkt tabur lower floor will face car park block.. zzzzzzz
RM498k facing city and swimming pool, later Quaza up can c Quaza but will block KLCC view... unless go for higher floor.
Each floor increase by RM2k, 8th floor price jump by about 8-10k.

Only Tower B open for sale, Tower A later ...price expected to be higher by 10% with kitchen cabinets/wardrobes.
Tower A is nearer to main road and also Quarza.

175 units each block A and Block B.. total 350 units.
30 Floors.

Tower B car park is opposite building have covered bridge link.
Tower A nearer to main road n Quarza...extra 10% for kitchen cab/wardrobe abt RM50K+ seems too expensive .
Price expected to goes up once quarza up....

3 indoor badminton courts ? Okla...more chance for its resident to use. Nowdays badminton court outside rental expensive..RM25 perhour.
If play more than 11 hrs+ a mth can fully make use of the maintanenance fees ady.. brows.gif

The swimming pool look kinda small thou.......
Think have lanscape garden also

The skygarden units mostly already reserved for SD big boss...

SD says their VEO project is abt luxury lifestyles only for the selected few 350 priviliged owner.

Haiz... thinking should buy to invest or not.. half a million for studio unit rolleyes.gif

I went there yesterday, get the latest promotional flyers abt free SPA legal fees + 1st 100 that sign SPA within 21 days get free MOT.
Nothing mention abt the 5% discount for public...

5% discount is for staff purchase units.

Only those directors and VIPs get the early option to choose their preferred units..
Public only can buy on soft launch day...base on 1st come 1st serve.. unless u have good contacts with SD high lvl staff..

SD staff called me this morning.. ask to buy. Said if buy now cheaper... later block A price will up more...

Nice condo but small size and expensive.. rolleyes.gif

Studio unit have a small utility room.. dun think can fit any single bed inside also..
Unless want to sacrifice the kitchen to become room... lol.

3 rooms with dual key is nice.. but very pricey...zzzzzz

YEs,.. SD staff will give number... and later when office open, SD staff will shout/call out loud the no.

Max is 175 no. coz only tower B open for sale...
8 units per floor.. 30 floor but higher floors are duplex units.

SD already priced in the future price appreciation with Quarza and their SD Melawati township plans.

No early birds and no DIBS is a very daring and bold move... shows SD very confident to get those 350 rich buyer/investors..

450k loans mthly installment + maintenance fees will comes up to about 2-2.3k+

Need to get rental abt 2.5K for studio unit 754sqft if want to invest.
For own stay.. abt RM80 a day for a luxury condo stay. brows.gif

480k unit is facing car park block.. think not many ppl will like it...
The studio unit facing swimming pool or city view start from 498k but lower floor prone to noise coz very near to swimming pool area.

8th Floor already 520k...
15th floor have sky garden but already reserved for vips/boss..
16th floor price 553K ..... rolleyes.gif

Half a million for studio units... need big pocket buyers target at young professionals.
Family unit 14xx+ sqft need at least RM1m - 1.5millions... with maintenance fees about rm600++ a month.

Our money shrink or property price soaring sky high nowdays... unsure.gif
