this is the 'NEW' type of condo/service apartments. No grand lobby but the drive from old airport road then persiaraan saujana is rather nice. smacked btw the millionaire bungalow rows. and its FH devil.gif

but the -ve is LRT track is just next to it YET you can walk to the station without breaking any sweat.
No amenities within walking distance unless you want to walk to nova saujana...which is walkable but not walking distance.

Well over a year ago I asked this questions and now I already moved into my home for nearly a year. Here with some of my reviews hopefully it helps those with these questions.

1. The residents here are mainly tenant or own stay?
Based on my observation mainly are own stay, atleast those that I met after moved in mainly are own stay even myself

2. Have you guys experience any serious issue during heavy rain ?
Only once which the flood actually happened at the traffic light instead of the tunnel entrance although tunnel will have paddles of water after rain

3. How is the quality of the workmanship? Any hidden problem on your unit?
My unit major issue will be aircon pipe leaking which I re-wire all to save the future hassle(drilling, damage home fixture etc)
Some of the windows arent really tight when closing which some noise pollution will leaked in

4. This thread is extremely quite compare to others, is it because this condo is too good or too bad? Or it is just very less residents visit LYN.
I think it is just less residents visit here, personally I'm quite comfortable with the lifestyle here, majority are decent residents

I will say noise pollution is the main draw back, as not just LRT, there are highway noise as well. After a while we already used to it.
Other than this I guess will be the long drive after traffic light
Anyway facilities are well maintained at the moment, most of residents are decent & friendly, alot of greens which make the environment fresh, I enjoy living here

Good place.Been here recently,the facilities maintained really well and you get to passed 'greenery' before heading home and you can feel 'hijauan' on the facilities floor. For the psf you are paying perhaps among one of the lowest in that area for that area. biggrin.gif

Good observation.
You are right that this condo mainly lead by own stayers, especially Block A & B which are the 3 room units. More renters on Block C, which are studio 1R units.

I have not seen flood on the access road or the tunnel. The Subang airport road has been flooded before.
There are many trees on both side of the road from the japanese school all the way down the road towards the condo, so after heavy rain, I have seen some tree branches on the road.

Location is a short drive from the Ara Damansara traffic light junction, but its a really nice and serene drive towards the condo, passing by a lot of trees and millionaire bungalows drool.gif with visible golf course on one side. Entrance has a feel of a 'private entrance' due to its own tunnel entry. cool2.gif

There were many small, minor issues by the developer in regards to workmanship. But touchwood, nothing serious. After 4+ years , I dont think there anymore serious built issues to be concerned about. Only concern for newcomers would be noise, especially from the LRT line. The noise thankfully does not bother me as without it , it is really **quiet** here...After I close all the doors and sliding glass I dont really hear it much even though I am physically quite close to the track. Maybe just got used to it.

LRT Ara Damansara is near and walkable, maybe 12-15 mins through the shortcut via Peremba side road.

There is a cafe, mini mart and laundry service available. Security, maintenance and care for the condo is pretty decent, given a large population of the occupiers are own-stayers. The swimming pool is really nice and long! And the kids pool is still one of the best you can find! Good mix of local residents (very decent) and small number of expat Japanese.

Value for money for own stayers as this a premium area (expensive psqf land price). I did my own comparison with the many Saujana /Ara Damansara condo's to arrive at this conclusion.

After staying here for a few years, I too like this place !

Hi HS residents / owner

Was looking ard and found this place name Hijauan Saujana.

May I ask a few questions from the owner/residents here.

1. What is the main drawback that people moving out of this place?
2. Any flood happens before as I see the main road (Before tunnel) is on higher ground than the property?
3. My understanding, the land is a commercial land/title, is the owner going to pay a higher rate for water, electrical and quickland assessment. Mind share how much is the rate?
4. Anyone facing building quality issue after 6 years of staying.
