Your friend dont like the iresidence condo. Still got good unit and 5%/10% discount. It is a good concept condo and near to 2 schools and shoplots. Its very good for investment and own stay too.

no lah, is a bumi company. converted a lot malay reserve land in sg long. very smart developer.

The big boss and son very very nice guy. Son can communicate in Mandarin.

Mee too not buying this condo due to this unknown developer

But people also told me Cheras Selatan/Kajang/Sg long area a lot of different developers. Not so much of one developer sapu big development kind of thing.

above is their 1st project, but grabs like crazy by people.

risk vs investment. Aiming for affordable price tag, but not overpriced by "branded" developer.

i don think they had done any condo before.

but apartment and shop lot got.

i visited their newly completed apartment in mahkota cheras next to suria residence. Ok and acceptable. Dunno name radi, vista mahkota or mahkota residence

got blacklisted by KPKT, not sure how now http://www.kpkt.gov.my/kpkt/fileupload/pem...ngga_310711.pdf

but summon to developer quite common. Authority semua mahu $$$

imagine delay 1 month never update the project status in KPKT website, they straight compound rm 50k per project. who want pay? stupid government with stupid mentality.

u can call their office, kepoh a bit

no worry, got web site, goggle myproperty builder for iresidence at bandar mahkota cheras.

u will fall in love with the images inside. I love it too but i can afford for 5% rebates only.

whats the selling price? around 350K? 5% rebate is based on downpayment or total selling price? offer DIBS?

nah ... the place is filled with heavy industries. Tonnes of ppl making noise left and right due to pollutions .

And the traffic... my god unbearable, and hujan water sure naik.

Klang valley everywhere also traffic teruk. No choice, people from other state keeps migrating in here. Me also.

How many booked already? Own stay or investment?

Went to the office yesterday, the SA advised the the shop units at ground floor has almost the same "management" from the shop units opposite Jusco.
They will screen potential tenants first. The 2nd & 3rd floor will mostly be showrooms.
I am hoping this would be true since with proper shops will definitely add value to the condo.

I booked one for investment at L8. Smallest unit 942sf. The SA said he also got one for investment, and same size also.

Cheras hong soon got good track record in cheras n delivery normally earlier and fairly good workmanship..have 2 landed by them
