 New Condo @ Balakong

Balakong area are mostly industrial before entering of Taming to develop most of the area along Jalan Balakong.
The main road was initially 2 ways with single lane on each before it redeveloped into so call SILK highway.
As the place was industrial area, the house are mostly occupied by foreign workers. These place are avoided by many house buyer due to it surrounding and distance from KL in early 90's.
After 15 more years, these area are turning. Land are scare in many part of KV.
Most house initially occupied by foreign worker are sold and renovated for own stay. More over, it is Freehold.
Some house in Tanming still selling for around 300k for 20 X 70. I guess young ppl prefer Condo worth 500k and wait for it to complete. While I still prefer to have landed property.
I think this development like Juta Mines but could be better as it is near Jusco and enjoy the further development if Jucso decide to build a new wing (as of you already mentioned the space in front of it. This is possible as there are no highend shopping mall to cater highend resident in Sg Long. I wish Jusco can make another 1 U on the south of the KV.

i heard the SA told me that the developer is using double glazing window to minimize the traffic noise.

regarding 5th floor less noise, i believe its something related from 5th floor onwards will be less noise. Since higher floor not available, 5th floor will be ideal also to avoid noise nuisance from shop retail of silk traffic. 5th floor = 11 th level of building.

If this 1 compare to the new condo at mahkota, which 1 better?

bro, if MRT no built yet, iresidence better becoz well planned and next to niche commercial area.

but if MRT built in year 2016, balakong condo will be a boost for investment coz nearer compare to iresidence.

BTW, iresidence asking rm320psft after rebate and balakong condo is asking average rm300psft.

both also within matured area. but long term wise, balakong new condo win

btw, u can consider suria residence in mahkota cheras too. much much cheaper, only rm220psft. i booked 1 for future investment coz just few stone throw to their ever stop construction of commercial building there.

nowaday u still looking for walking distance to MRT or LRT on new project which less than rm300psft, good luck.

i think 2 or 3km max driving distance to the proposed MRT line, let wait until year 2016.

1.5-2 km. Not walking distance. Look through this whole thread, I believe there is a map posted somewhere.

There are nothing confirmed specification by developer on windows type, floor tiles, electrical point, type of door.. So I made assumption base on standard supply...

Following items confirmed:
1. Land Title: Freehold
2. Land type: Commercial
3. 2 Carparks (Still not confirm side by side or front back)
4. Facilities (Gym, Hall, swimming pool.. etc)
5. 2 tier security pass (at Carpark and lift).
6. Floor Plan

Technically, noise pollution source is from vehicles at highway. Whichever units expose to direct source of noise pollution will have this noise problem unless they installed double glazed type of windows. So, lower units will not directly expose to source of noise pollution due to flyover and also car park, shops and office unit (adjourned towards to highway). Also base on my experience too.

Is it the one next to Chinese cemetery? I saw a piece of land next to the cemetery has been cleared up..
If neighbor to cemetery, it is really a BIG DOWN SIGN.

hmm.gif I wonder, without any news, all units which facing BTHO are sold out.. Thought on sticker game.. trust if it open to public, i'm very sure few buyers (facing BTHO) appeared in LYN..

yaa.. that small cemetery (will not expand) is the only issue about location of this condo. If no cemetery there, I believe price will start at RM350 psf minimum..
IMO.. location of this condo and the price are OK (access directly to highway), in line with modern design of shoplot at Jalan Dutamas & Colombia hospital, Jusco nearby, C180 nearby..
However, everything depends on final specification offer by developer later, as there are many grey area on this project..

This is really terrified to see a cemetery just few feet away, if dig a foot more to the right, maybe a coffin fall out??? rclxub.gif (Sorry watch too much thriller movie)
I saw few men at the cemetery looking out at the construction site, wonder are they construction work or guardians of cemetery. Understand many Chinese still cannot accept if someone try to "disturb" their ancient house, especially this place used to be part of kampung baru Balakong and Bt. 11 Cheras, still many conservative thinking ppl.

but if u goggle map aerial view, those north and west already surround with car show room and semi Ds. All sold out. Semi Ds next to cemetery selling rm800k above

Mahkota also have a MRT station nearby right? Those who pantang about graveyard wud take this instead since the price is not much different. hmm.gif

mahkota nearby MRT? thats will be like 7 to 8km away. MRT ease for tun hussien onn and cheras bt 9 residents

This balakong condo. What is the name?

I think this condo is walkable. Especially during evening. 2 km will takes about 30 minutes for slow walk. But not very sure about the security side.

Once C180 have more commercial activities. You might find more people walking from MRT balakong to this condo.

I think good investment. But the developer.... sad.gif
