Prelaubch price for 1.5ksf is from about 410psf if not mistaken.

Original price, after 5% rebate is RM 409 psf onwards. Middle floor about 420 psf.

Late buyers at 500+ psf sure jialat if they wanna flip now. Hold longer oso tough given rental rates wont be good for big size units and maintenance fee sibeh high.

LAD in process, including the accessory parcel.. shud be able to tahan 6 mths' installment..

juz to refresh from my scant memory, fittings and furnishing is quite complete.. everything except the loose furnishing and the fridge..

it is preinstalled with designer door grille, fully-airconded, 2-in-1 washing machine cum dryer, built-ins like shoe-cabinet, wardrobes, kitchen cabinet, cooker hood & hob, vanity sets, shower screens, instant water-heater, dressing table.. i believed it is very friendly for both own-stay and rental play with low-entry to move-in..

low density of 238 units on a 3.6 acres land.. a little bit of the "LRT" effect, from 400/sqf entry level.. congrats to early birdies esp those whom got the smallest 1,145 sqf..

Does not seem to get a quality product. Developer not follow the showroom design and finishing.

if i am the purchaser, i think i wud hv factored in the quality and finishing already based on the KR1 & KR2 inferior designs.. pricing discounted on relative basis for the informed purchasers.. no surprise from this developer, managed expectations.. just like the price between elements and m-city..

showroom design and finishing is quite deceptive, hence never rely aesthetics.. only recourse is prolly to check the specifications, which is usually spelled out in the SPA and architect plans (if u can get a copy).. hard evidence will save a lot of time barking up the tree.. m2c..

IMO... Doesn't matter what price is paid but the architectural and finishes should follow what promised in the show unit.
Cheap doesn't justify if developer cut corners.

i guess u must know what u are buying into.. i.e. the product vs the price.. and factor in the discounts and contingencies to buffer the gaps.. same goes to many projects apart from the very few elite ones..

MEH ever has show unit?

Mayland has show unit and as far as I know.. The actual product finishes is quite reflective of what promised... Of coz... The workmanship is different story altogether...

haha.. out of job now, trolling and moonlighting a bi here and there..

yup,, actually there are 2 parts.. 1 is the specifications, hard facts which is more precised to manage.. the other part is the workmanship, this 1 quite subjective and to kick butts.. will also have to do a check on the contractor's track record for the diligent purchasers, not just the developer's background..
