yup,, actually there are 2 parts.. 1 is the specifications, hard facts which is more precised to manage.. the other part is the workmanship, this 1 quite subjective and to kick butts.. will also have to do a check on the contractor's track record for the diligent purchasers, not just the developer's background..

Honestly, I like this Rimba Res. breezy, and a bit of resort feel. Very ideal for own stay. Generally, finishing and freebies provided are reasonable for this price range. Just a bit worry about the white vanity sets and built-ins, tenant won't take care. LOL.

Yes I do agree on the two parts... workmanship... yes it is debatable... for me as long as fair within pricepoint, developer credentials, and invisible to my naked eyes.. usually I pass....

indicatively 0.45/sqf.. initial maintenance rate is deceiving coz usually it is usually "artificially" subsidized on the under-utilised common properties and warranties by manufactures / vendors on the youthful facilities..

the real costs kicks often after the 12 mths when developer hands it over to JMB.. nvt, there is a guide / formula to calculate and depending on the quality of the services / product..

for RR in particular, maintenance resources may not be optimised due to the relatively lower density for purpose of sharing / distribution of the fixed costs.. however, the complementing factors like 7-layers of secuity, quadrant separation, 2-sty guardhouse may reduce manual labor / patrolling costs at the expense of higher system upkeep / support.. i suspect some additional costs on pest / "wild life" controls..

btw, heard that some VP'ed purchasers not too happy with the quality.. pre-subsale RM520/sqf for those who are seeking valuation.. of coz, developer's release units already benchmarked it even higher..

This seems to be one of the reasons being "used" as factor to hold the purchase at those units facing the empty plot land.

Most agents could not give straight answer....

now inp launching 10kinrara. not so sure of the price point. selling point and concept almost same like 8kinrara.

own stayer ppl start to move in to rimba as what i know. rental and sales going slow though. not much demand.quite many units for rental and sales online.

on the good note, the new shoplot area nearby inp office start to grow. saw 2 nice hipster caffe just opened. the pastries at the cofffee session cafe are good. the beef noodle the Q east west shop is also good.

hopefully rimba continue to maintain as nice place for own stayer smile.gif

hi there, recently visited this property hence would like to find out more.

i see there are reference where the end-product is disappointing and current owners are not too happy with the quality, may i know what sort of end-product/quality is referred here actually? could share more specifics?

any active current owners/tenants can share their experience thus far with the property management, surroundings, facilities etc?

If u visited the site. U should already knew the end quality. Kitchen cabinet, quality of furnishing like Alu. window frame, door frame. All are low quality.
