Added on November 14, 2012, 5:02 pmWas informed by sa that the balloting is end of this month. But i put no much confidence looking at the postpoment of the previous date. The spa signing is after balooting.

QUOTE(Chris Chew @ Jul 6 2013, 02:09 AM)
Haha, I know.

Hmm, IMO, Trigon, Skypod and 8 Kinrara is the project by gigantic brand. Zest is a visible completed decent condo for comparison, which although I got to admit it was a nice condo based on the developer selling price, Trinity also ride on the lady luck that property market segment was boomed up at the right timing of it's completion of Zest and the launches of ZR and Zeva Suites, so Trinity name is being up recently.

Meanwhile, for RR, althought it is maiden project but almost every interested buyers prior to preview, knew that this is Knox projects together with JV of KR1/KR2 which concept sold successfully with it's decent fair prices and marketing strategy.

However for Duet Residence, it could be the developer's profile which is largely unknown with it's previous high prices. I believe, marketing and pricing strategy is the key which made Duet Residence is one of the un-talkable subject. They are not the only new developer who sold the project at high price but there were plenty on the street.

Seem like sales for 8 Kinrara is going pretty well despite the pessimism that BK high rise value would breach the pricing set by I&P. Looks like BK got more legs to run further in term of appreciation, at least for new launches.

I really no have any say for Duet Residence. Good location, but bad pricing and marketing i guess.

Hope the developer will give quality freebies esp the kitchen cabinets. Overheard that for kr1 the kitchen cabinet is substandard quality and ppl are talking about scrapping it down upon vp. Waste of money if liddat. Might as well give option to take it or not or at least advise customer on the quality of the end products.

From the layout illustrations avlbe, look like the rooms would be rather small even for the biggie type A and A1. What i see is that even for the biggie unit 1500sqft the effective area for the master room (exclude the wardrobe area) is about 3.3m x 4m, bed room 1 is 3m x 3.6 m and bed room 2 is 2.7 m x 3.78 m.

This is almost comparable to 8 kinrara layout no? Which in my opinion rather small based on the visit to the showroom. the living room is kinda big and not proportionate to the sizes if the room. would re be similar? What do you guys think?

Kindly note KR1 owners have already received their VP letter but only to find out parking lot will be charge under maintenance fees, owners were not even inform when making purchase.

Since Rimba is also under Kiara Resources, they may apply the same tactic.

Thanks xcess for the info. What are the responses from buyers? Any actions can be taken on this?

Thanks excess. Will take the suggestion for discussion with other buyers.

Any other issues with regards to kr1 as lesson learnt? Are the freebies usable? Or need to replace?

Who will set the rate for maintenance for rr? And when it will be effective?

I have thus far, received inconsistent info on the rate ranging from 20cent to 30 cent psf excluding sinking fund.
