Amanah Saham Gemilang, a fund under Pemodalan Nasional Berhad will launch a discount campaign for ASG with 2% sales charge, compare 5% sales charge from usual.
The campaign will be opened from 15 April 2013 till 14 Mac 2014, that is one year period campaign to promote three of the funds, namely ASG-Didik, ASG-Sihat and ASG-Sara to the public. Well, it seems like PNB is now focusing on increasing their sales for the variable price unit trusts..The campaign will be opened from 15 April 2013 till 14 Mac 2014, that is one year period campaign to promote three of the funds, namely ASG-Didik, ASG-Didik and ASG-Sara to the public. Info, http://www.asnb.com.my/ASG10th-Poster-A3(BM).pdf I have a bad feeling that PNB might not be increasing the total new units of fixed price unit trusts as they are consistently doing promotions for the variable price unit trusts... Hardly to wait for those opportunities in the future.. |

Hardly to wait for those opportunities in the future.. Yes, that's correct. The reason for establishment Amanah Saham Nasional Berhad, a wholly owned subsidiary of Yayasan Pelaburan Bumiputra is to created the awareness and the level of competence for bumiputra about investing for future. It aims is to help bumiputra from the governments and expand the bumiputra knowledge in mutual funds, not other races. that's the fact. Since ASB introduce ASB-loan, the assets from the PNB grew much fastest, it contains more than 100 billion fixed funds for ASB, a normal average 18 year old with employee contribution $88 Employee Provident Fund (EPF) can easily bought $50,000 ASB-loan. so, you can't expect much. It continue with AHB, FELDA, Tabung Haji, Persatuan Bank Malaysia, Bank Rakyat and etc since it getting famous locally, lot of my friend whose patiently waiting for the next level of fixed funds for chinese but unfortunately been few years, never happened. As a results, they invest in property and cover the liabilities with amortization, and rental income, waiting appreciation. thus, still making money faster rather than putting in a peggy banks, mostly they were bankers and salesman. |

Physical properties and I target capital appreciation + rental, mind you. I am vested in landed rather than high rise. Rental my be bullshit but i am more interested in capital appreciation. Rental is just to chip in.now PNB will stick as it is and the big menara will outclass KLCC heh |

QUOTE(silkysilk @ May 25 2013, 09:04 AM) Silkysilk,That's not a wise choice, you will lose the chance to get compounding effect which is not always avaialble to all fixed funds compare to fixed deposits. Property mostly increase in value, but when BNM reduce the Base Lending Rate to much lower position, low interest everywhere and more poeple will flush in more for property causing supply more than demand, then property price will drop but your interest from the bank remain same until you fully paid the property, that's why bank do now owned porperty and prefer interests as payment because it a fixed, but chance are rather too low. QUOTE(popice2u @ May 25 2013, 07:35 AM) Popice2u,Dividend from ASB normally 7.5 sen average, bonus dividend is exluded because you need to save it in the fund for at least 10 year in order for get bonus which is 8.50 sen average. Many people mistaken think that they can enjoy the bonus dividend directly without having to save for 10 years especially for ASB loan customers. In any context, you still expose to risks since ASB do not guarantee by government for fixed funds, but only Pemodalan Nasional Berhad (PNB) and same apply to property. |

Assuming that to purchase the property with 10% deposit, the montly repayment is Rm 1k for 30 yrs
QUOTE(adolph @ May 25 2013, 09:48 AM) Silkysilk, Scenario 1That's not a wise choice, you will lose the chance to get compounding effect which is not always available to all fixed funds compare to fixed deposits. If he fully paid the apartment, 1. Asb has 0 balance 2. Free from monthly repayment of Rm 1k 3. Gain from rental (if he rent it out) Scenario 2 If he did not touch the Asb, 1. Asb balance Rm 200k 2. Need to pay Rm 1k per month 3. Gain from rental (if he rent it out) 4. No capital protection, dividen not guaranteed Both scenario will not benefit from compounding effect (Most property will increase in value but not all). Can i ask on what will you if you are in his shoe? |

Can i ask on what will you if you are in his shoe? I guess you're not understand what i'm trying to translate. Property do not always give a handy hand, it not a mobile and fully depend on location to rent it out, it price of rental fluactuate. You may choose to find a rental for long terms, and you may not able to rent in out with handy cash flow, which mean you still have to top out whatever amount leftover from amortization in case the rental unable to meet your targets. It mean not a wise choice to take a dividend that can enjoy compounding effects, just because want to paid the amortization. fixed deposits, active income from investment that don't have compounding should be the one use to paid your property investments. |
