Assuming that to purchase the property with 10% deposit, the montly repayment is Rm 1k for 30 yrs
QUOTE(adolph @ May 25 2013, 09:48 AM) Silkysilk, Scenario 1That's not a wise choice, you will lose the chance to get compounding effect which is not always available to all fixed funds compare to fixed deposits. Property mostly increase in value, but when BNM reduce the Base Lending Rate to much lower position, low interest everywhere and more poeple will flush in more for property causing supply more than demand, then property price will drop but your interest from the bank remain same until you fully paid the property, that's why bank do now owned property and prefer interests as payment because it a fixed, but chance are rather too low. If he fully paid the apartment, 1. Asb has 0 balance 2. Free from monthly repayment of Rm 1k 3. Gain from rental (if he rent it out) Scenario 2 If he did not touch the Asb, 1. Asb balance Rm 200k 2. Need to pay Rm 1k per month 3. Gain from rental (if he rent it out) 4. No capital protection, dividen not guaranteed Both scenario will not benefit from compounding effect (Most property will increase in value but not all). Can i ask on what will you if you are in his shoe? |

QUOTE(adolph @ May 25 2013, 12:03 PM) Silkysilk, Of course i agree that it is best to leave it and enjoy the compounding effects. But when given a choice of spending it or using the dividen (or you have another solution for it) , which is a better as per popice2u enquiry. It mean not a wise choice to take a dividend that can enjoy compounding effects, just because want to paid the amortization. fixed deposits, active income from investment that don't have compounding should be the one use to paid your property investments. |
