Assuming that to purchase the property with 10% deposit, the montly repayment is Rm 1k for 30 yrs

Scenario 1
If he fully paid the apartment,

1. Asb has 0 balance
2. Free from monthly repayment of Rm 1k
3. Gain from rental (if he rent it out)

Scenario 2
If he did not touch the Asb,

1. Asb balance Rm 200k
2. Need to pay Rm 1k per month
3. Gain from rental (if he rent it out)
4. No capital protection, dividen not guaranteed

Both scenario will not benefit from compounding effect (Most property will increase in value but not all).

Can i ask on what will you if you are in his shoe?

Of course i agree that it is best to leave it and enjoy the compounding effects. But when given a choice of spending it or using the dividen (or you have another solution for it) , which is a better as per popice2u enquiry.
