From the City of green map, it looks like they will build a road to connect to Bukit Jalil through TPM and villa Pavillion. I'm not sure how they
could get an approva to build road cutting through TPM since the whole parcel of land is belong to TPM. Then again in Malaysia, they is
not absolute, anything can happen.

Yep i just bought a unit with an agent friend, The rental income is guaranteed since there are a few colleges around well i think i would buy another if only my wallet allowed lol. As for the entrance it's right beside TPM and not far away.

Do you mind showing us your calculation of investment verses "guaranteed" rental ? How much per month rental for which built up and stuff like that ..... hmm.gif

Any show unit? The developer should have built a show unit to convince buyer for their project.

I'm keen too... Just spoken with the agent. Blk 1 totally sold out. Now waiting for Blk 2 to be launch. Anyone know when will it be launch?

Actually im comparing with

1) Ara Greens
2) The Regina USJ1
3) City of Greens

Any comment?

I have checked that Apiit is providing accomodation to their students and they are charging RM2550 per unit in Vista Komanwel, Vista Komanwel is located 800m away from the college and COG is just within 200m, They are 2 more colleges according to my agent while he brought me to the site to check out the place and showed me where would the entrance be upon completion. I forgot what are the other 2 colleges i just know rental is guaranteed with that kind of students population staying around is just that how much lower you willing to rent compare to other provider.

Well throughout my experience in investing hot selling property they got sold out way before they can build the show unit. I used to wait but i was shocked so to me it's ok without show unit as long as you know what kind of investment you're in. COG required only 1% DP so i don't think waiting is an option.

My counter arguments are many :-

1. I think IMU students are willing to pay a bit more for furnished units. But I doubt your APIIT students are willing to pay so much. Not all students are the same. Try renting a 1200 sq ft condo to TARC in wangsamaju student then you know what I mean.

2. Vista komanwel entry cost is much lower than your City of Green.

3. Sure rental is guaranteed but the question is based on your entry cost and your expected return whether you could make the equation balanced.

obvious different is the location...somemore facade, concept, layout and price of smallest unit for ara greens is very tempted...

Don't get it wrong, this isn't an argument as i only tried to state my point of view based on investment experience that i had. You may think that Vista komanwel is having a lower entry cost but to me i'd say COG is much easier to enter as only 1% of dp is required. I wouldn't folk out 10% to buy Vista and collecting the same rent.

anyway i just bought a unit with 1000sqf last week biggrin.gif

agent told me the flyers will ready within tis week

Is this place serdang instead of bukit jalil ?

I don't think there are enough student demand for properties there with the upcoming condos in bukit jalil.

Wait for auction units.
