Actually everything with this project looks great, especially the concept, and the shopping mall, except the location blush.gif blush.gif

From the map indication, im kind of sceptical that the public catchment on the location, cause mainly target just TPM students and those who works in there, perhaps maybe some residential around, somehow this project reminds me of NZX in Ara Damansara and SS2 Mall. Both were not situate on the main road where the visibility is an issue. What happen is KFC MC DONALD NSK seems will be venture themselve in COG, this is definitely a plus point, but still, 600k++ for 1200++ sqf really hard to telan.. For investment wise, in terms of rental income, Kiara Residence looks more promising as MRT right next to it, not to mention its accessibility.

this city of green is freehold and title under commercial. as for loan this will not affect the residential quota ( 3rd house limited to 70% financing) is up to 90% loan financing. smile.gif

Huh? Not affect the 3rd housing loan quota? That means COG is commercial title without HDA act? Somemore got condo? I am confuse.

For me, LH is a concern but location and accessibility is my greatest concern.

as long as you are getting residential loan, 70% LTV still apply..
commercial loan for commercial property usually dont go up to 90%..
since 2007, HDA has been amended including service apartment build on commercial land consider as residential..
please know what you are buying...

loan will be residential loan or commercial loan?
which bank can finance commercial loan up to 90% and what is the rate?
will this under protection of Housing Development act? will the SNP include schedule H?
if its not under the HDA protection and this property is for commercial purpose, is it legal for residential used/owner occupation?

the info of this project is very confuse and some are contradict.

first of all, it is deep inside serdang, sure is not bukit jalil.

the version i heard, the exact location is beside The Sanderson @ serdang.

for the accessibility, at the very preliminary version of material. they said there is a proposed road, from TPM entrance, runs through TPM and goto COG (in the middle of TPM). but, nowadays, no more news about this propsed(imaginary) road.

judging from the map i can 101% confirm this COG is located in Bukit..... Serdang
TPM forms the border between Bukit Jalil and Bukit Serdang, so happen its the border between KL n Selangor, and TPM belongs to KL..

i own a unit in villa pavilion.. (what the hack pavilon park in the map.. its either villa pavilion or villa park shakehead.gif )

Bukit Serdang is under MPSJ.. the title is very misleading and which ever agent post this up lack of integrity..

It's under residential loan, so 90% will only apply if this is ur first or second property. But nowadays market, for 2nd property hardly to get 90% already.

thank you for verification.. what about 3rd residential loan, 70% LTV still applied on this service apartment?

on 2nd note, 2nd property with 90% still possible with good strong financial profile..

Yes, 3rd residential loan cannot run away already, 70% loan, no matter the land title is commercial or residential, unless play some trick to get 80%. wink.gif
Ya, if strong financial profile sure no problem.
Now even 1st property also hardly to get 90%, you may aware some of the bank only finance for 89%, got story behind. You may ask your banker. wink.gif

Damn really sure. Because i am from regahome realty and the project is exclusive for us to sale only. Thats why i am damn pretty sure. I can bring you to see the site also. And i also have the list which u can choose which unit do u want... biggrin.gif

even SP setia cannot confirm their tenant before they start building Setia Walk which loacted at such a mature and strategic location.. they even have to scrap their office block and turn it into residential..

The more they promise on this and that.. there more i feel fishy about it.. is this just gimmick or there are documents to show proof that these tenants are coming in black n white? please correct me if I am wrong.. has this development got AP yet?
