Even at rm400k, imo it is a worthy buy.

If not mistaken, those SS were sold below rm300k when launhed 2 yrs back. My friend is buying a DS at rm580k. Was launched at ard rm440k.
They sure have appreciated a lot, but I doubt bank valuation can match. Subsale buyers will hafta top up the difference that might be up to >rm100k.

Not sure yet on the bank valuation, so maybe buyers no need to top up that much.

From what I know, the hotspot tmn like Tmn Semabok Perdana, bank valuation only up ard rm15-20k per year.
But this paya rumput perdana is considered outskirt.... hmmm.... yelling price oredi exceeds 100K in 2 years rclxub.gif
Doubt the valuation will be anything near the yelling price.
Had ask a loan officer, but was told cannot change hand yet bcoz no CF.
Will update the valuation once get a valuation from the officer cool2.gif

400K is a good buy imo if one is buying for own family stay... FH + gated + nearby got many amenities

Can still buy even not vp yet, check with your lawyer. DS bungalow launched from 400k, so some owners shld be willing to sell 550k to 600k

The other day I went to their office... they said no more DS... all fully sold... now left 2.5 storey ... price slightly less than 500k if I am not mistaken...
