I passed by the other day... everything seems good although we are not allow to view at all... thought the agents said the addresses are out... normally, addresses means CF is ready too... so, shouldn't be a delay too long for owners to get their keys... hmm.gif

Bro, try accessing from the kampung road just after TPRP and you can see the progress. The developer blamed it on TNB for the delay. True or not, not really sure. I don't think CF is out yet but shld be very soon. It will be interesting to see the sub-sale price as 1-storey bungalow is already asking around 450k-500k. I guess 2-storey bungalows will ask around 580k - 600k. Gross profits of 150k - 200k per unit.

Whether it will be transacted at that price, we shall see whistling.gif

To be frank, a close friend of mine from KL just transacted one single storey at the price of 420k for phase one. Btw, he's moving his whole family to Malacca instead of investing like other KL peoples ... This area caught my attention when I accompanied my friend for his last visit... hmm.gif

I see, maybe this TPRP will be the Desa Park City of KL. Will need a few more years to appreciate to 300 psf I guess (based on built-up only). I guess I am lucky to get 2-storey at 450k during launch. nod.gif

I thought the location is good really... my friend needs to travel to KL/ JB at least once in a month...So, with the said location near to Simpang Ampat and Ayer Keroh toll, I guess he will enjoy that sort of convinience in long run... working wise, he works at home (SOHO)... so, basically it is a good choice for him... at least much cheaper than KL pricing...

Guys, dont misunderstand ya. I think they build at Durian Tunggal cos it's near Ayer Keroh tol. Similar to Paya Rumput Perdana near to Simpang Ampat toll. Suitable for those often go outside Melaka.

But it's far from Melaka town centre, 35 to 45 min drive, by Melaka standard it's far lah. Alor Gajah or Jasin or Masjid Tanah also 1 hour only from Melaka town. Those 3 are rural district.
If in Melaka, I never stay further than 15 min away from Melaka town. Anything further than 30 min from town is reaching rural area. We also used to the coffee shops, shopping centres to buy groceries to be nearby.
The taman here dont have like 40 to 50 jalan like big cities. Coffee shop, Mini Mart, etc, walk (walk, not drive) 10 min can reach liao. If need to walk 30 min before can see the shadow of a makan place, we will say aiyoo this place secluded.

That's why local Malaccan point of view will be different, free time we want to go jalan2 in town. People who work outside Melaka want to come here for peace & quiet during weekend. Paya Rumput Perdana, Durian Tunggal is suited, memang quiet one that side laugh.gif

That aside, there is a new housing area : Taman Saujana Heights at Bukit Katil, this one is urban area. Above 500k, seems they are launching very soon

Good point. Basically, there are differences for local Malacca residents compares to those from KL/ S'pore. Look at Klebang 8 condo as a good example. Malacca people will be piss off by the price. But, Singaporean and KL fellas think it is super cheap to own such a condo. biggrin.gif

Hi, I think it would hardly be like Desa Park City because of the lack of landscaping and common facilities. But anyway, it is still a good buy at that price you bought and definitely there is a very potential appreciation gains. thumbup.gif

Hi guys, I am a KL property agent but decided to came back to my lovely home town to explore more about the market here as it is so hot now for local & foreign investors. I am more focus on commercial properties but I think it is good for me to know more about the residential market too. Klebang 8 condo is how much? Above RM200k one is it? Bukit Beruang Permai Condo is RM210 to RM230K
That price can buy double storey teres, leasehold one. Salary here 30% or more lower than KL/JB, want us buy house RM450k to RM500k, pengsan.

Talking about Klebang 8, a friend of mine (from KL too) just bought a unit at RM 450k (fully renovated, 1400 sf if I am not mistaken) after missed on previous offer of 280k (1100 sf if I am not mistaken)... so, basically, it is running at around RM 250-350 psf depends on the renovation done... Another crazy price for local Malacca? hmm.gif hmm.gif hmm.gif

Not really like for like with DPC in terms of price and landscaping. But maybe in terms of the choice of purchasers choice whereby it can enjoy a premium compared to other projects.

Klebang 8 seems cheap compares to new launch condo... good example is Imperio Residence and The Shore (around RM 700 psf)... Damn, that's the real crazy price!!!
