Early ast yr I visited their show room,and Type A almost all sold out. Overall take up rate was >75%.

Need some advice finally on the single storey bunglow at Taman Belimbing setia (phase II)... selling price around RM320k... pros and cons, please advice.. TQ in advance

If you like the concept and the area, just go for what u like :-) since distance is not a problem. Freehold landed properties in Melaka can't really go wrong.

At around rm300psf for FH, it's a steal now I guess, considering LH service aprts in Kota Laksamana are selling at >rm500psf!!!

Progress of the Tropicana Residence as of this morning smile.gif

This project is flanked between the new Tropicana landed tmn and the very old Tmn Sentosa.
And of coz the Beverly Hills of Melaka (tmn putra heights) is further in front.

Not sure where's the entrance of this Tropicana Residence. But wherever it is, it will definitely through a tmn.

That's true!
Melaka new service residence projects nowadays are definitely priced comparable to KV areas and higher than Penang even!
I was told by my friend who bought properties in Penang, their psf for condo is around rm400 only in area like Bayan Lepas.
Where as in Melaka, new projects in Kota Laksamana are going between rm500 - 750 psf (Hatten).

Melaka new prop nowadays imo are catered for Singaporean I guess sad.gif

It may be a high class condo with tons of exclusive stuff... but, the price is really killing... imagine, a new single storey bungalow costs almost the same price... so, the choice is obvious icon_idea.gif

Those Hatten/green/wave/etc are mega posh service/hotel apartments.
The SA normally will tell you the gurantee yield about 6% per year.
You be allowed to stay 2 weeks perannum and so, sumthin like timeshare.
Most likely these will be open to international market and pure investors.
There is probably good demand since they are building so many,
These could have high appreciation but I don't think recommended for normal stay.
Not sure if any Malaysian or locals buying them.

An agent told me that there is one single storey bungalow at paya rumput perdana selling 420k while another with corner lot selling 490k... relatively; compares to KL, still kinda cheap although compares to last launching price, it appreciated quite a lot!!! blink.gif blink.gif Anyhow, it is impossible to find single storey bungalow in Klang valley...besides, I heard they are getting key by may 2013... so, folks; what do u think? hmm.gif hmm.gif hmm.gif

Even at rm400k, imo it is a worthy buy.

If not mistaken, those SS were sold below rm300k when launhed 2 yrs back. My friend is buying a DS at rm580k. Was launched at ard rm440k.
They sure have appreciated a lot, but I doubt bank valuation can match. Subsale buyers will hafta top up the difference that might be up to >rm100k.
